Facilities Maintenance Leader

SUMMARY

As the Facilities Maintenance Leader, you will play a crucial role in ensuring the upkeep and functionality of our properties. Your attention to detail and leadership skills will be essential in guiding your team to deliver exceptional service to our residents while maintaining a safe and welcoming environment.

This is a full-time (40 hours/week), permanent, non-exempt position.

REPORTING RELATIONSHIP

This position reports directly to the Property Manager.

ESSENTIAL FUNCTIONS
  • Oversee the preparation of all market-ready apartments, which may involve painting, carpet cleaning/repair, general repairs, and housekeeping to ensure a high-quality living experience for our residents.
  • Address resident service requests promptly and efficiently.
  • Possess knowledge of various maintenance tasks, including plumbing, pool upkeep, HVAC systems, general carpentry, appliance repair, electrical work, painting, caulking, snow removal, scheduling, and safety protocols.
  • Maintain the cleanliness and safety of grounds, pools/hot tubs, common areas, and dog parks.
  • Respond to on-call emergencies as needed, with flexibility to work any shift from Sunday to Saturday.
  • Report maintenance issues that impact the budget, including life safety concerns, vacant unit repairs, property damages, and common area requirements to the manager.
  • Schedule and conduct preventative maintenance, documenting all activities.
  • Stay informed about state, local, and federal housing regulations, codes, and policies related to maintenance.
  • Participate in training and safety programs as mandated by WWC and local jurisdictions, including Fair Housing training.
  • Ensure the maintenance shop is organized and well-maintained.
  • Collaborate with the Property Manager to prepare capital improvement plans.
  • Deliver outstanding customer service and represent the company professionally at all times.
  • Maintain a courteous and professional demeanor when interacting with residents, colleagues, and the public.
  • Complete assigned tasks in a timely manner.
  • Adhere to WWC appearance standards.
  • Safeguard all company tools and equipment.
  • Manage the maintenance budget in conjunction with the Property Manager.
  • Perform any other related duties as assigned.
QUALIFICATIONS

EDUCATION AND EXPERIENCE
  • High School Diploma or equivalent.
  • A minimum of 2 years' experience in a Facilities Maintenance Leader role within a multifamily community is preferred.
  • A valid driver's license is required.
  • HVAC, EPA, and CPO certifications are preferred.
  • General maintenance knowledge in plumbing, HVAC, electrical, drywall, and appliance repair is essential.
