Position Overview

Job Title: Housekeeper / Porter

Department: Maintenance

Reports To: Community Director and Service Director

FLSA Status: Non-Exempt

Role Summary: This position is responsible for upholding the aesthetic standards of the community by executing tasks that ensure the cleanliness and appeal of the property’s interior and exterior.

Key Responsibilities:
  • Maintain cleanliness in all communal areas, including but not limited to, office spaces, amenities, and shared restrooms.
  • Conduct regular inspections of the property to collect litter and debris, ensuring all common areas are tidy and presentable.
  • Clear out trash and leftover items from unoccupied units before initiating the make-ready process, transferring waste to designated disposal areas, and keeping storage zones organized.
  • Perform thorough cleaning of vacant apartments to guarantee they are ready for new residents.
  • Fulfill tasks assigned by the Service Director and/or Community Director, and support the make-ready specialist during the turnover process.
  • Distribute important notices and communications to residents as needed.
  • Report any observed hazards or potentially dangerous situations to the appropriate supervisors.
  • Exhibit strong customer service skills by engaging respectfully with residents, addressing their inquiries, and responding thoughtfully to maintenance-related complaints.
  • Adhere to safety and risk-management protocols by participating in routine safety meetings and completing necessary training on safety regulations.
  • Meet attendance and punctuality expectations while fulfilling the physical demands of the role.
Organizational Duties:
  • Ensure compliance with established policies and procedures, monitoring adherence to regulatory requirements and organizational standards.
  • Practice safety techniques as per company and departmental guidelines, promptly reporting any safety issues.
  • Identify opportunities for improvement and propose suggestions to enhance the property’s efficiency and productivity.
  • Stay updated on industry standards and practices by attending training sessions and accessing relevant information.
Work Schedule:

This role typically requires a commitment of 40 hours per week, with varying hours based on location. Standard operational hours are generally from 9:00 AM to 6:00 PM, Monday through Friday, with weekend hours as applicable.

Qualifications:

To succeed in this role, candidates must demonstrate the ability to perform essential duties effectively.

Education and Experience:

Prior experience showcasing the safe use of cleaning chemicals and tools is preferred. A high school diploma or GED is advantageous.

Language Skills:

Ability to read and comprehend product labels and safety manuals is essential. Strong customer service and communication skills are necessary for effective interaction with residents and team members.

Mathematical Skills:

Basic mathematical skills are required for completing standard tasks.

Reasoning Skills:

Ability to apply logical thinking to identify and resolve issues.

Physical Requirements:

This role involves working both indoors and outdoors, often in varying weather conditions. Candidates must be able to lift and carry weights of up to 25 pounds independently and 50 pounds with assistance.

Work Environment:

Employees may encounter cleaning chemicals and outdoor elements, requiring adherence to safety protocols.
