Position Summary
We are in search of a seasoned property management expert with outstanding leadership, financial acumen, strategic planning, and customer service capabilities to become a part of our team. This proactive and results-oriented individual will thrive in a dynamic work environment overseeing properties in the South Minneapolis area. The Senior Site Manager will report directly to the Portfolio Director.
Key Responsibilities Include:
Relationship Management
- Collaborate with Aeon staff and external partners to assist residents in maintaining housing stability and achieving their housing goals.
- Ensure that residents receive exemplary service in a supportive and welcoming atmosphere.
- Lead customer service initiatives with cultural sensitivity, addressing the diverse needs and expectations of residents, staff, vendors, and community members.
Team Leadership
- Enhance staff effectiveness through continuous training, mentoring, and timely performance management.
- Encourage professional development by guiding team members to participate in relevant seminars and training opportunities.
- Conduct annual performance evaluations for all team members.
- Document all disciplinary actions in accordance with policies and procedures.
- Utilize delegation to manage time effectively and cross-train staff.
- Ensure accurate time reporting.
Financial Oversight
- Assist in the formulation of annual operating budgets for assigned properties.
- Generate monthly financial variance reports.
- Support the development of annual capital expenditure forecasts to safeguard and enhance assets.
- Monitor and collect property receivables effectively.
- Manage expenses to maximize property profitability.
Asset Maintenance and Contractor Supervision
- Oversee the maintenance and upkeep of properties by leading the maintenance team.
- Regularly monitor and ensure the timely completion of resident and common area work orders.
- Inspect properties for potential hazards or liability issues as needed.
- Continuously review vendor invoices and performance.
- Communicate with vendors regarding performance issues and invoice discrepancies.
- Prepare for and oversee quality inspections, including regulatory compliance checks.
Leasing and Marketing
- Achieve occupancy targets as established by the organization through effective marketing strategies.
- Process applications and retain residents through affirmative marketing practices.
Administrative Oversight
- Ensure the selection, training, and performance of employees meet organizational standards.
- Maintain property files and records in compliance with regulatory and organizational policies.
- Continuously enhance management and technical skills.
Qualifications
- A minimum of 3+ years of experience in multi-site multifamily property management with a proven ability to foster teamwork and enhance performance across multiple locations.
- Experience with Tax Credit and Section 8 programs is essential.
- Demonstrated success in managing a minimum of 200 housing units and leading teams of at least 3 staff members.
- Strong financial analysis skills, including property budgeting and reforecasting, with meticulous attention to detail.
- Experience working with individuals affected by mental health issues, substance use, poverty, and trauma is advantageous.
- Proven leadership and community-building skills with staff, residents, and community stakeholders.
- Ability to engage in culturally responsive interpersonal communication.
- Resourceful problem solver with a commitment to excellence, customer service, and loyalty to the mission of Aeon.
- Strong work ethic with the capacity to prioritize and manage a diverse workload in a fast-paced environment.

- Valid driver's license, reliable vehicle, and insurance are required.
- Physical Requirements:
- Ability to lift up to 10 lbs.
- Ability to reach above and below shoulder height.
- Ability to sit and stand for extended periods.
- Ability to conduct property tours, including inspections of grounds and facilities.
- Ability to file and enter data into a computer for prolonged periods.
- Ability to work in various weather conditions.
Compensation and Work Environment
Compensation is based on experience, and Aeon offers a comprehensive benefits package, including medical, dental, vision, life insurance, short-term and long-term disability, retirement plans, generous paid time off, and an employee assistance program. This full-time role typically follows a Monday to Friday schedule during daytime hours, with some flexibility to meet the needs of the position and staff. Participation in the management on-call rotation is required approximately every 5-6 weeks, which includes making management decisions during on-call periods. This position is primarily in-person and will be based out of designated properties, with occasional work at other locations.
