Position Summary

The Facilities Maintenance Specialist is tasked with the routine upkeep of the residential community, adhering to the standards, policies, and procedures set forth by the organization. This role encompasses a variety of maintenance tasks including carpentry, plumbing, painting, electrical work, HVAC systems, masonry, appliance repair, and other general and preventive maintenance activities.

As a member of the team, the Facilities Maintenance Specialist is expected to maintain a professional demeanor that aligns with the company's Business Ethics, Employee Conduct, and Confidentiality policies as detailed in the employee handbook.

Key Responsibilities
  • Adhere to all safety protocols and regulations.
  • Execute specific maintenance tasks such as carpentry, plumbing, painting, electrical repairs, HVAC servicing, masonry, and other general maintenance in compliance with company standards and applicable local, state, and federal building codes.
  • Address maintenance service requests (work orders) for the community, ensuring all paperwork is completed in a professional and courteous manner.
  • Conduct scheduled maintenance turnover work, documenting safety equipment used and regulations followed in vacant units, utilizing the move-in/move-out checklist and company policies.
  • Implement scheduled preventive maintenance in line with the community's preventive maintenance program.
  • Under the guidance of the Maintenance Supervisor, organize parts and materials needed for maintenance tasks and plan work in advance for efficient completion.
  • Assist in managing inventory by monitoring and recording maintenance supplies.
  • Keep all storage areas, equipment, and the maintenance workshop organized and tidy.
  • Regularly communicate with Property Management regarding safety issues and the overall appearance of the community to ensure a high-quality, safe living environment for residents.
  • Collect and dispose of visible litter or debris on the property while en route to work assignments.
  • Provide on-call maintenance services during evenings, weekends, and holidays as scheduled.
  • Maintain personal hand tools commonly used in the industry and building trades.
  • Perform additional duties as assigned, with actual responsibilities varying based on community size.
Qualifications and Experience
  • EPA certification is required (must be obtained within 60 days of employment if not already held).
  • EMT certification is required (must be obtained within 60 days of employment if not already held).
  • Knowledge of First Aid and safety procedures is essential.
  • Basic computer skills are necessary, including the ability to create and close out work orders.
  • Prior experience in building or apartment maintenance is preferred, with specialized training in HVAC, plumbing, electrical work, appliance repair, and carpentry being advantageous.
  • A High School Diploma or equivalent is required.

  • Ability to perform maintenance tasks including painting, carpentry, electrical work, appliance repair, HVAC, plumbing, and pool maintenance.
  • Exceptional customer service skills.
  • Project management capabilities through effective planning, organization, and coordination of tasks.
  • Proficient in operating hand tools.
  • Strong oral and written communication skills.
Work Environment

The Facilities Maintenance Specialist operates on-site within a residential community, regularly interacting with both internal and external customers, residents, and vendors. The work schedule may vary based on property needs, typically ranging from 8 a.m. to 5 p.m., with weekend shifts required. Flexibility for overtime and on-call duties is essential.

Physical Requirements

The physical demands of the Facilities Maintenance Specialist role require the ability to consistently and successfully perform the responsibilities outlined. This includes frequent standing, walking, sitting, using hands, reaching, stooping, kneeling, crouching, or crawling, as well as talking and hearing. The role may involve lifting and/or moving up to 50 pounds and operating power tools. Occasional driving may also be necessary during work activities.
