Key Responsibilities
  • Adhere to all safety guidelines and regulations.
  • Execute a variety of maintenance tasks including carpentry, plumbing, painting, electrical work, HVAC, masonry, and appliance repairs, ensuring compliance with company standards and applicable building codes.
  • Address maintenance service requests promptly and professionally, maintaining accurate documentation.
  • Conduct routine maintenance checks and turnover work on vacant units, utilizing checklists and reports to ensure thoroughness.
  • Implement scheduled preventative maintenance as outlined in the community's maintenance program.
  • Coordinate with the Maintenance Supervisor to organize necessary parts and materials for efficient task execution.
  • Assist in inventory management by tracking and recording maintenance supplies.
  • Maintain cleanliness and organization of storage areas, equipment, and the maintenance workshop.
  • Communicate regularly with Property Management regarding safety issues and community appearance to uphold a high-quality living environment.
  • Ensure the property is free of visible litter during work assignments.
  • Provide on-call maintenance support during evenings, weekends, and holidays as required.
  • Supply and maintain personal hand tools commonly used in the maintenance field.
  • Perform additional duties as assigned, which may vary based on community size.

Qualifications
  • Must possess EPA certification (or obtain within 60 days of hire).
  • EMT certification is required (or must be obtained within 60 days of hire).
  • Familiarity with First Aid and safety protocols is essential.
  • Basic computer skills are necessary for creating and closing work orders.
  • Previous experience in building or apartment maintenance is preferred, with specialized training in HVAC, plumbing, electrical, and carpentry being advantageous.
  • A High School Diploma or equivalent is required.

Skills and Competencies
  • Ability to perform various maintenance tasks including painting, carpentry, electrical work, HVAC, plumbing, and pool maintenance.
  • Exceptional customer service skills.
  • Strong project management capabilities through effective planning and organization.
  • Proficient in operating hand tools.
  • Excellent verbal and written communication skills.

Work Environment

The Facilities Maintenance Specialist operates on-site within the apartment community, interacting regularly with residents, vendors, and internal teams. The work schedule is typically from 8 a.m. to 5 p.m., with a requirement for weekend availability and potential overtime as needed.


Physical Demands

The physical condition of the Facilities Maintenance Specialist must be adequate to fulfill the responsibilities of the role, including frequent standing, walking, and the ability to lift and move items up to 50 pounds. The role may also require occasional driving as part of job duties.
