Position Overview:

The Construction Project Leader is accountable for overseeing the strategic direction, execution, and financial performance of designated projects. This role necessitates effective guidance and support for on-site personnel. A blend of business management expertise and strong leadership, organizational, and time management skills is essential, alongside exceptional communication and client service abilities.

Key Responsibilities:

  • Develop initial project timelines and collaborate with the Superintendent to refine and update the comprehensive project schedule on a monthly basis.
  • Conduct feasibility assessments and collaborate with Estimators on alternative construction methodologies, site logistics, general requirements, hoisting systems, and workforce needs.
  • Engage in preconstruction discussions with stakeholders to monitor design documentation, set objectives and milestones for document packages, and generally oversee project progression to ensure alignment with budget and timeline.
  • Manage procurement of trade packages as designated by the Project Director.
  • Review and authorize subcontract drafts prior to distribution to subcontractors.
  • Ensure that a fully executed contract, including bonds and insurance, is established before project commencement.
  • Allocate project staffing appropriately and assign responsibilities to the project team.
  • Guarantee adherence to all standard company protocols and effective use of technology (Prolog, BIM, etc.).
  • Oversee financial management and budgeting. Prepare a schedule of values or cost-loaded schedule and implement billing procedures in accordance with company policies and contract stipulations. Facilitate owner payments and ensure positive cash flow.
  • Review and approve subcontractor and vendor schedules of values, invoices, and accounts payable, ensuring timely payments to subcontractors and vendors.
  • Prepare and submit owner Change Order Requests, evaluate Owner Change Orders, and update Job Cost Budgets accordingly.
  • Accountable for precise cost coding and quantity reporting for self-performed work.
  • Generate and submit accurate monthly Project Status Reports. Proactively identify and manage risks and opportunities, developing strategies for mitigation and capture.
  • Regularly monitor construction activity progress and conduct status meetings with subcontractors.
  • Manage delays and their associated cost or time implications.
  • Support the company in marketing and business development initiatives, advising management on potential project opportunities.
  • Compile detailed as-built cost breakdowns for integration into the historical cost database.
  • Demonstrate a commitment to maintaining an Injury-Free Environment through personal actions and by mentoring others.
  • Perform other assigned duties as necessary.

Required Skills and Qualifications:

  • Proficient in computer applications, including Microsoft Office Suite.
  • Demonstrated experience with Manhattan document control and scheduling software.
  • Comprehensive understanding of the construction industry.
  • Knowledge of contracts and risk management principles.
  • Strong written and verbal communication capabilities.

Minimum Qualifications:

  • Bachelor's Degree in Construction Management, Engineering, or a related field.
  • A minimum of 8 years of relevant industry experience.
