We are seeking a dedicated Residential Property Maintenance Specialist to ensure the upkeep and functionality of our properties.

Your role will encompass a diverse range of maintenance activities including painting, landscaping, and more.

A successful Maintenance Specialist is a detail-oriented professional with a practical mindset.

The ideal candidate should be capable of working independently and responsibly, possessing a minimum of three years of maintenance experience, along with a solid understanding of mechanical systems in both commercial and residential buildings, as well as general plumbing and electrical knowledge.


Key Responsibilities:
  • Conduct regular interior and exterior building inspections
  • Perform lawn care and maintenance
  • Replace light bulbs and ballasts as needed
  • Manage unit turnovers, including painting, light cleaning, and general maintenance tasks
  • Handle HVAC responsibilities such as filter changes, belt adjustments, and troubleshooting
  • Address minor plumbing issues, including leaks and sink replacements
  • Maintain cleanliness through vacuuming and light portering
  • Execute both interior and exterior painting tasks
  • Oversee key management and door adjustments
  • Ensure fire and life safety compliance by replacing smoke detector batteries and troubleshooting panels
  • Engage and coordinate with vendors as necessary

A strong work history, professional demeanor, excellent customer service skills, and a clean driving record are essential. Reliable transportation is required, and the role may involve on-call and after-hours emergency duties.

This position demands the ability to stand for extended periods, lift up to 50 lbs independently, and work outdoors in various weather conditions.

Additionally, candidates must be comfortable using handheld devices and responding to maintenance requests electronically.

Objective: To maintain the properties and communal areas in optimal condition.


Qualifications:
  • Proficiency with technology, including smartphones and tablets for work order systems
  • Knowledge of general maintenance processes and techniques
  • Familiarity with tools, common appliances, and devices
  • Strong manual dexterity and problem-solving abilities
  • Good physical condition and willingness to work overtime
