The Head of Preconstruction will collaborate closely with owners, architects, and internal personnel to develop comprehensive estimates for conceptual schematic designs and construction documents, aiming to establish mutually agreeable project costs. This pivotal role is integral to our management team, leading the preconstruction and estimating initiatives for a company with annual revenues exceeding $150 million.
Key Responsibilities- Oversee a diverse range of new construction and renovation projects during the preconstruction phase.
- Guide the Preconstruction and Estimating team in preparing detailed estimates, including conceptual, schematic, design development, guaranteed maximum price (GMP), and lump sum.
- Manage the workload and schedules of the team to ensure timely completion of projects.
- Analyze cost models during the preconstruction and bidding phases.
- Collaborate with the operations team to assemble General Conditions.
- Maintain a comprehensive cost history database to inform future budgets and estimates.
- Stay informed on industry trends regarding estimating methods, construction techniques, materials, costs, and building codes.
- Identify opportunities for process improvements in collaboration with operations teams, utilizing Lean practices and innovative technologies.
- Enhance relationships with owners, architects, and subcontractors.
- Ensure adherence to estimating policies and procedures while fostering a culture of compliance among staff.
- Participate in strategic meetings with stakeholders to pursue and execute projects effectively.
- Recruit and develop preconstruction and estimating personnel, providing training for career advancement.
- Maintain professionalism in all interactions with internal and external stakeholders.
- Ensure competitive bidding processes to maximize the likelihood of project awards.
- Identify and mitigate risks during the preconstruction and bidding phases.
- Standardize and organize preconstruction documentation and correspondence.
- Conduct thorough reviews of construction documents and specifications to ensure comprehensive estimates.
- Explore and suggest Value Engineering options to optimize project costs.
- Attend critical pre-and post-bid meetings to ensure alignment with project goals.
- Develop a robust database of subcontractors segmented by sector and geographic area.
- Ensure quality control throughout the estimating process.
- Facilitate project turnover meetings to ensure seamless transitions to project management.
- Analyze discrepancies between estimated and actual costs upon project completion.
- Provide support to project management during the award and startup phases.
- Review Constructability Review Reports to ensure accuracy in estimates.
- Foster collaboration among team members to enhance project outcomes.
- Mentor entry-level estimators and preconstruction coordinators.
- Demonstrated strong work ethic and professionalism.

- Experience supervising a team of estimators.
- Proficiency in cost estimating and analysis.
- Familiarity with various construction methods and contract negotiations.
- Proficient in Microsoft Office and estimating software platforms.
- Experience with GMP and CMAR contracting models is advantageous.
