Job Responsibilities:
  • The Facilities Maintenance Manager will assist the Maintenance Team in ensuring the property is maintained to the highest standards.
  • Accountable for the recruitment, onboarding, and training of all maintenance staff.
  • Organize, prioritize, and execute maintenance work orders as required.
  • Address and promptly devise corrective measures for all maintenance-related emergencies.
  • Maintain open and consistent communication with the Property Management team.
  • Conduct follow-ups with residents post-completion of work orders to ensure satisfaction.
  • Keep all team members informed about current safety protocols through regular safety briefings.
  • Uphold waste management standards throughout the property.
  • Oversee warranty timelines for buildings, appliances, and equipment, coordinating inspections before any warranty expiration.
  • Document scheduled maintenance for all equipment in accordance with manufacturer guidelines.
  • Maintain, protect, and accurately track inventory of tools and equipment, including serial number documentation.
  • Regularly inspect the grounds, buildings, plumbing, electrical systems, appliances, and major equipment.
  • Facilitate daily meetings with the Property Management team to discuss maintenance concerns and readiness status.
  • Guide and oversee all maintenance personnel.
  • Utilize the Purchase Order system to ensure the maintenance department adheres to budgetary constraints.
  • Inspect common areas daily, ensuring cleanliness and order before operational hours.
  • Assess all move-outs to identify necessary repairs and evaluate associated charges.
  • Review key logs daily to ensure all keys are accounted for, conducting audits as needed.
  • Quarterly check the irrigation system for proper functionality.
  • Organize storage and maintenance areas in compliance with company standards.
  • Review daily maintenance requests and schedule tasks accordingly.
  • Ensure uniform standards and safety regulations are consistently enforced.
  • Implement a 24-hour response policy for maintenance emergencies, keeping the Property Manager informed.
  • Establish a maintenance schedule for the pool during the operational season, ensuring weekend coverage as necessary.
  • Monitor overtime usage, striving to minimize it during the week and communicate any occurrences to management.
  • Inspect gated entrances and security systems to ensure they are functioning properly at all times.
  • Conduct property inspections for unauthorized vehicles and report findings to the Property Manager.
  • Complete all inspections outlined in the Preventative Service Schedule.
  • Participate in landscape assessments alongside the Property Manager and Landscape Supervisor.
  • Review the property with the Property Manager, addressing any potential liability concerns.
  • Stay informed about ADA compliance policies.
  • Continuously assess make-ready conditions in collaboration with Quality Turn.
  • Document scheduled maintenance for all equipment as per manufacturer specifications.
  • Maintain accurate inventory records for tools and equipment.
  • Set performance goals to motivate staff and monitor their progress.
  • Execute all responsibilities and any additional tasks assigned by your Supervisor.
  • Flexibility for weekend, evening, and on-call shifts may be required.
Qualifications:
  • Universal HVAC Certification is mandatory.
  • Preferred education includes college or technical training.
  • A minimum of 3 years of experience in property management is required.
  • Strong communication and customer service skills are essential.
  • Ability to work collaboratively in a team environment.
  • Must meet all qualifications for Maintenance Technician roles.
  • Successful completion of a drug test and background check is required.
  • Reliable transportation and a valid driver's license are necessary.
