Job Summary:

Seabrook Real Estate is seeking a skilled part-time Merchant Liaison to foster strong relationships with our town merchants. As a key member of our team, you will identify new opportunities, oversee retail tenant recruitment, and maintain regular communication with existing merchants. Your expertise will help us stay up-to-date with our existing leases, ensuring alignment with our evolving business growth.

Key Responsibilities:
  • Collaborate with Seabrook Management to identify, select, and negotiate new store opportunities.
  • Proactively engage with existing tenants through regular in-person meetings to discuss their needs and concerns.
  • Work closely with our legal and insurance teams to update leases, ensuring they reflect our company's growth and development.
  • Assist in the recruitment of highly skilled merchants to join our retail community.
  • Negotiate Letters of Intent and Lease Agreements for both existing and future tenants.
  • Monitor tenant compliance with contracts, billing, and insurance requirements.
  • Support accounting with rent collection and expense payments.
  • Conduct regular property and use inspections to ensure consistency with our brand and service standards.
  • Address merchant requests and operational issues in a timely and professional manner.
  • Ensure adherence to Seabrook's brand and service standards across all retail locations.
  • Monitor guest survey data and resolve merchant-related issues promptly.
  • Maintain consistency in merchant hours of operation.
  • Keep merchants informed of occupancy trends and customer service matters.
Requirements:
  • Strong analytical and interpersonal skills.
  • Excellent project management abilities.
  • Ability to work cross-functionally and manage multiple stakeholders.
Qualifications:
  • Ability to manage multiple retail locations, including overseeing the launch, expansion, and optimization of stores in diverse markets.
  • Must be a licensed real estate agent or obtain licensure within 90 days of hire.
  • All candidates must pass a background check before employment.
Physical Requirements:
  • Visually or otherwise identify, observe, and assess distance, color, and depth.
  • Required to communicate with others and exchange accurate information regularly.
  • Comfortable with walking and standing for extended periods during site inspections, store openings, and visits to construction sites.
  • Ability to work long hours when overseeing store openings or project deadlines, which may occasionally include evenings or weekends.
  • Frequently move up to twenty-five (25) pounds.
