Job Summary

The Maintenance Technician III plays a crucial role in ensuring the upkeep and safety of assigned properties. This position oversees day-to-day maintenance operations, working closely with the Associate Director of Facilities to deliver safe, appropriate, and sanitary housing to residents.

Key Responsibilities
  • Contribute to a positive and caring working environment for employees and residents.
  • Enforce safety regulations, identifying and reporting hazards, and taking corrective action.
  • Perform custodial duties, including cleaning, mopping, and emptying trash.
  • Maintain, diagnose, and repair physical building aspects, outdoor areas, parking areas, and individual units, including electrical, plumbing, HVAC, and more.
  • Manage and prioritize work orders in Yardi, collaborating with Assistant Community and Community Managers.
  • Monitor and replenish maintenance inventory, staying within budget.
  • Perform general carpentry duties to prepare apartments for move-in, including cleaning, painting, repairing, and refinishing surfaces, windows, appliances, and more.
  • Move common space furniture, supplies, and equipment.
  • Maintain regular inventory of needed supplies, including tools, equipment, safety tools, and chemicals.
  • Regularly attend staff meetings and assigned trainings.
  • Coordinate with Property and Facilities Management to acquire vendors as necessary.
  • Enter completed work orders into the software system with detailed information.
  • Support training of new Maintenance team members.
  • Other duties as assigned.
Qualifications and Requirements
  • High School diploma or GED preferred.
  • Minimum of two years as a Maintenance Tech or similar required.
  • Prior experience in apartment maintenance or construction required.
  • Working knowledge of Yardi or similar program preferred.
  • Strong analytical and problem-solving skills.
  • Excellent organizational skills, attention to detail, and time management skills with a proven ability to meet deadlines.
  • Ability to serve with integrity, professionalism, and confidentiality.
  • CCH conducts background checks on all candidates who have received a conditional job offer. Satisfactory completion of background check is a requirement of employment with CCH.
  • A valid driver's license, reliable personal vehicle, personal auto insurance as required by law, and an MVR sufficient to obtain and reasonably maintain insurability under agency auto liability policies are essential job requirements.
