Maintenance Supervisor Job Description

Roundhouse Communities LLC is seeking a skilled Maintenance Supervisor to oversee the maintenance and repair of our properties. As a key member of our team, you will be responsible for managing a team of maintenance technicians, groundkeepers, or housekeepers, ensuring that all maintenance work is performed safely, efficiently, and in accordance with established standards and procedures.

Key Responsibilities:
  • Team Management: Oversee the maintenance technicians, groundkeepers, or housekeepers, including assigning work orders, offering guidance and training when necessary, and creating and managing the daily make-ready schedule that includes scheduling vendors as required.
  • Complex Repairs: Oversee more complex repairs performed by maintenance technicians while assisting in routine maintenance as needed.
  • Property Inspections: Perform regular inspections of the property to identify maintenance needs, safety hazards, and code violations.
  • Safety Compliance: Ensure compliance with safety regulations and other relevant laws, regulations, and standards.
  • Record Keeping: Maintain accurate records of maintenance projects, including work orders, preventative maintenance, invoices, maintenance schedules, and employee trainings.
  • Capital Projects: Oversee large capital projects and renovation schedules to ensure goals are met.
  • Inventory Management: Monitor and manage the maintenance inventory based on property needs while staying within budget.
  • Vendor Management: Assist with vendor management and coordinate with outside contractors and service providers as necessary.
  • Communication: Communicate and share information with the Community Manager regarding overall property maintenance condition, status, and staff.
  • Emergency Response: Participate in after-hours emergency on-call rotation as scheduled and snow removal when required.
Requirements:
  • Experience: Two years of supervisory experience and three years of experience as a maintenance technician.
  • Skills: Excellent time management skills and ability to prioritize work, strong written and oral communication skills, basic computer skills, including proficiency in Microsoft Office and property management software.
  • Knowledge: Strong knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems is highly preferred.
  • Physical Requirements: Must be able to lift and carry up to 50 pounds, stand, walk, and climb ladders for extended periods of time, and work in outdoor environments in all weather conditions.
