Key Responsibilities

  • Vendor Oversight: Source and evaluate potential vendors for maintenance tasks, ensuring compliance with company standards and negotiating contracts.
  • Technician Coordination: Partner with technicians to schedule and supervise maintenance activities, ensuring timely execution.
  • Team Collaboration: Work alongside onsite personnel to facilitate seamless maintenance operations.
  • Cost Analysis: Assess pricing from various vendors to secure economical solutions while maintaining quality.
  • Documentation and Reporting: Maintain comprehensive records of maintenance activities, vendor communications, and expenses, generating regular reports for review.
  • Property Management Liaison: Serve as the primary contact between the maintenance team and property management, providing updates and addressing concerns.
  • Prompt Response: Address maintenance requests and issues swiftly to ensure operational efficiency.
  • Collaborate with architects, engineers, and specialists; recruit full-time and part-time subcontractors and manage their schedules.
  • Conduct regular site visits during construction phases, including bid walks, preconstruction assessments, progress inspections, and project closeouts, while attending status and coordination meetings.
  • Perform and document quality assurance and safety inspections throughout the construction process, ensuring a safe work environment and proper condition of tools and equipment.
  • Update and maintain Statements of Work (SOW) and preconstruction documents, fulfilling contract obligations by fostering relationships with dependable contractors and vendors.
  • Respond effectively to project delays, emergencies, and disruptions.

Required Skills and Qualifications

  • A minimum of three years of experience in managing new construction and renovation projects.
  • Proficient understanding of construction methodologies and technologies, with the ability to interpret technical drawings and contracts.
  • Familiarity with building code requirements and scheduling techniques.
  • Capability to manage multiple projects concurrently with a focus on quality.

Preferred Skills and Qualifications

  • Bachelor's degree (or equivalent experience) in engineering or a related discipline.
  • Proficiency in multiple languages is advantageous.
