Job Title: Residential Facilities Supervisor

We are seeking a skilled and experienced Residential Facilities Supervisor to join our team at Avenue5 Residential. This is an exciting opportunity to work with a fast-growing property management company that values its employees and residents.

Salary: $30 per hour + bonuses, with an estimated annual salary of approximately $62,000.

About the Role:

The Residential Facilities Supervisor will be responsible for overseeing the day-to-day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies and standards, as well as local, state, and federal regulations.

Duties and Responsibilities:

  • Work with the maintenance team to ensure daily maintenance tasks are completed efficiently and effectively.
  • Review and track progress of service requests and identify chronic maintenance issues.
  • Respond to maintenance-related issues in a timely manner, maintaining a professional demeanor.
  • Perform various maintenance functions, including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance, and more.
  • Assist with management of property emergencies, such as snow and inclement weather, fires, and floods.
  • Promptly communicate with the maintenance supervisor and property manager concerning all maintenance issues.
  • Maintain a valid driver's license, clean driving record, and current auto insurance.
  • Comply with all safety requirements and participate in on-call rotation as necessary.
  • Act as a mentor to the maintenance team and promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal.

Requirements:

  • High school diploma or equivalent required.
  • At least three years of experience in property management or a directly related field.
  • General maintenance and carpentry skills.
  • Excellent customer service and interpersonal skills.
  • Strong organizational and time-management skills.
  • Ability to multi-task and perform basic mathematical functions.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Ability to maintain confidentiality and comply with prescribed uniform policy.
