Job Overview

Position Objective:

The Construction Cost Analyst is responsible for forecasting and managing construction expenses by gathering, evaluating, and interpreting data; overseeing financial aspects for the eastern region.

Key Responsibilities:

  • Develops detailed cost estimates for all phases of design: Initial Concept, Schematic Design, Development of Design, and Construction Documentation.
  • Assists in maintaining the cost estimating database to ensure current pricing.
  • Collaborates with architects, subcontractors, and suppliers to create estimates, implement cost-saving measures, and address challenges.
  • Analyzes specifications to support the operations team in planning construction procedures based on timelines and staffing needs for each construction phase.
  • Investigates construction documents and evaluates specifications to ascertain projected costs.
  • Works alongside the operations team during the preconstruction phase to review plans and specifications for feasibility and to establish project requirements.
  • Capable of managing and overseeing multiple preconstruction projects simultaneously.
  • Oversees the subcontractor prequalification process, ensuring selected subcontractors possess the necessary experience and financial stability for project execution.
  • Examines design documents to ensure accurate pricing from subcontractors and suppliers, generates viable value engineering proposals, and prepares life-cycle cost analyses.
  • Conducts quantity take-offs and estimates the costs of materials, labor, and equipment necessary to meet all contractual obligations.
  • Ensures that self-performed estimates align with the overall construction contract requirements.
  • Understands how to create comprehensive bid packages and manages the information required in each package to ensure complete submissions.
  • Facilitates the subcontractor solicitation process, ensuring appropriate team members are involved in the approval of all bid lists.
  • Drafts specific and general instructions for bidders along with required bid documentation.
  • Evaluates subcontractor and supplier bids for compliance with contract specifications and identifies acceptable bids.
  • Communicates and presents project budgets to clients, designers, and operational teams.
  • Manages the buy-out process and transitions to the Operations Team.
  • Familiarity with the following software or web-based applications:
    • On Screen
    • BlueBeam
    • MS Excel
    • MS Word
    • MS Project (Scheduling)
    • Revit

Qualifications & Skills:

  • At least five (5) years of experience in cost estimation.
  • Proficient in all software utilized in cost estimation.
  • Strong mathematical and analytical skills.
  • Expertise in all MS Office applications (Word, Excel, Access, PowerPoint).
  • Ability to decompose construction processes into a logical sequence of tasks.
  • Capacity to work collaboratively in a team setting.
  • Ability to articulate the rationale behind individual work products in high-pressure situations.
  • Must be capable of meeting deadlines and dedicating the necessary time to complete tasks.
  • Effective verbal and written communication skills.
  • Strong work ethic is essential.
  • Excellent organizational and interpersonal skills.
  • Attention to detail with the ability to identify discrepancies.
