We are currently seeking a skilled Facilities Maintenance Manager to lead the maintenance operations for a multifamily residential community.

Key Responsibilities:


Organize, schedule, and oversee the maintenance team in their daily tasks, which include maintenance, installations, repairs, service requests, unit turnovers, and upkeep of common areas.

Recruit, train, and mentor maintenance personnel while ensuring adherence to company policies, procedures, and safety protocols.


Conduct routine safety assessments of the property, rectify any hazardous conditions, and educate all maintenance staff on the proper handling of chemicals, tools, and equipment.

Participate in departmental or regional meetings and community events, and lead safety and departmental discussions with team members.

Collaborate with vendors and contractors for installation, maintenance, and repair projects.

Manage departmental budgets; ensure all projects and schedules align with financial guidelines.

Draft specifications for significant planned projects, negotiate and solicit bids from contractors and vendors. Assess vendor work for quality and compliance with specifications and budget.

Procure maintenance supplies, materials, and appliances efficiently and cost-effectively. Ensure proper inventory levels are maintained.

Ensure that service requests are assigned and completed by the team within the required timeframe.

Guarantee that unit turnovers and other maintenance tasks are executed accurately and promptly, meeting Willow Bridge's quality standards.

Maintain and update all assigned service requests using Yardi Mobile until completion.


Possess the ability to troubleshoot and train maintenance staff on various specialized tasks (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing fixtures, water lines, locks, and both new and renovated construction) to assess functionality and recommend repairs or replacements.


Conduct regular safety inspections of the property, rectify any unsafe practices, and ensure all maintenance staff are trained in safety protocols, including the proper handling of chemicals, tools, and equipment.

Adhere to all company safety policies and ensure a secure working environment for all employees.


Comply with all OSHA regulations and applicable federal, state, and local laws regarding health, safety, and environmental standards, including Willow Bridge's standard operating procedures.

Ensure service requests, unit turnovers, and other maintenance projects are completed accurately and promptly according to Willow Bridge's quality standards.

Qualifications:
This position requires a minimum of 5 years of relevant maintenance experience, with property management experience preferred.

Demonstrated ability to supervise and lead a large team.


Advanced knowledge and experience in essential trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.

Certifications in HVAC and EPA are required.

CPO certification is preferred.


Strong communication skills for effective interaction with management, partners, subordinates, vendors, and residents, enabling the exchange of information and work direction.

Expertise in operating small hand and electrical tools, basic electrical work, carpentry, painting, and minor machinery repairs.

Basic computer skills (capable of operating mobile devices and PCs).

Must possess a valid driver's license and be able to operate a motor vehicle.

Availability for regular on-call work assignments, emergency calls, and scheduled off-hours and emergency overtime as needed.
