Lead HVAC Mechanic Job Description

We are seeking a highly skilled and experienced Lead HVAC Mechanic to join our team at Cornerstone Recruiting. As a key member of our facilities maintenance team, you will be responsible for leading the technical operations and maintenance of a particular building, supervising technical staff, and ensuring the building remains operational at all times.

Key Responsibilities:
  1. Technical Leadership: Lead technical staff, prepare work schedules, and assign specific duties to ensure the efficient operation of the building.
  2. Subject Matter Expert: Serve as a subject matter expert in the hiring of technical staff and provide guidance on technical operations and maintenance.
  3. Communication: Communicate fluently in the English Language (orally and in writing) to ensure effective communication with staff, management, and clients.
  4. Building Safety: Prepare and carry out building safety plans to ensure the safety of staff, clients, and visitors.
  5. Security: Ensure that on-site technical staff complies with security requirements and maintains a proper log of all subcontractors.
  6. Preventive Maintenance: Schedule, coordinate, and carry out preventive maintenance (PMs) to ensure the building remains operational at all times.
  7. Facilities Management: Ensure that facilities meet environmental, health, and security standards, as well as government regulations.
  8. Customer Service: Timely respond to customer requests and complaints to ensure excellent customer service.
  9. Vendor Management: Negotiate contracts and manage relationships with vendors who service the buildings being managed.
  10. Utility Management: Ensure that tapping into existing utilities, services, piping, ductwork, fire safety, and security system meets building policies and procedures and follows a consistent approach.
  11. Operations and Energy Planning: Carry out operations and energy plans for all buildings under this contract.
  12. System Integrity: Ensure that testing and planned shutdowns and start-ups of systems are conducted so that the integrity of all systems is maintained.
  13. Training and Documentation: Ensure that adequate testing, commission, and training occurs for all repairs, alterations, and construction projects.
  14. Record Keeping: Track all building electrical and mechanical service capabilities to coordinate future tie-ins so that all systems remain balanced.
  15. Reporting: Document all building inspections on pertinent GSA forms.
  16. Emergency Response: Advise Project Manager and COR of any dangerous conditions, accidents, and any other safety conditions requiring immediate action.
  17. Availability: Be available at all times to include after-hours and Holidays to respond to emergencies within the federal facility.
  18. Performance Updates: Regularly meet COR to provide updates on contract performance.
  19. Preventive Maintenance Program: Plan and conduct preventive maintenance program, keeps records and prepare reports.
  20. Training and Development: Train new employees and develop their skills to ensure the success of the team.
  21. Equipment Repair: Repair HVAC equipment, and electrical and mechanical systems.
  22. Work Scheduling: Develop work schedules and assign specific duties to ensure the efficient operation of the building.
  23. Access Control: Control access to mechanical areas within the building. Schedule all building services activities so not to interfere with the building operations.
  24. Presence: Be present at the assigned building at all times during normal working hours.
  25. Emergency Response: Respond and take care of all emergencies (e.g. a fire alarm activation, electrical breaker tripped, flooding, after working hours or during inclement weather or natural disasters.)
