Job Overview

Beach Front Property Management, Inc. is seeking a dedicated On-Site Community Manager to enhance our team. We are in search of a proactive individual with a solid background in customer service and property management to oversee the daily functions of our community.

Position Summary: The On-Site Community Manager is responsible for maintaining the assigned property and executing all related management tasks. This includes, but is not limited to, coordinating leasing and marketing initiatives, approving move-in documentation, fostering lease renewals, managing resident relations, and team development, along with any additional responsibilities assigned by the Regional Property Supervisor.

Reporting Structure: Reports directly to the Regional Property Supervisor.

Job Type: Part-Time

Work Hours: 10 to 15 hours per week

Unit Type: 1 bedroom

Compensation: $17.00 to $19.00 hourly

Key Responsibilities:

The essential functions of the On-Site Community Manager include, but are not limited to:

  • Adhering to various deadlines (daily, weekly, monthly).
  • Assisting the Regional Property Supervisor in overall property operations.
  • Marketing the property and leasing available units.
  • Pre-leasing units before they become vacant and ensuring vacant units are leased promptly.
  • Understanding Fair Housing laws and all company policies and procedures.
  • Processing invoices through property management software.
  • Managing rent collections and other transactions using property management systems.
  • Monitoring daily rent rolls and maintaining delinquency reports.
  • Issuing 3-day notices as per rental agreements.
  • Preparing and distributing notices as required.
  • Ensuring compliance with all relevant state, federal, and local laws regarding tenant/landlord relations.
  • Addressing tenant-related issues and concerns.
  • Attending legal proceedings related to the property.
  • Conducting daily inspections to ensure property cleanliness and maintenance.
  • Completing all make-ready tasks within a specified timeframe.
  • Submitting monthly market survey reports to the supervisor.
  • Coordinating and following up on work orders promptly.
  • Responding to on-call emergency situations.
  • Ensuring resident compliance with community rules and regulations.
  • Participating in all required training and meetings.
  • Performing other duties as assigned.
Required Skills:

To be successful in this role, candidates should possess the following skills:

  • Experience with property management software is preferred.
  • Less than one year of experience in property management.
  • Strong customer service skills.
  • Excellent organizational and time management abilities.
  • Strong analytical and decision-making capabilities.
  • Proficient leasing experience.
  • Competence in Microsoft Word, Excel, Outlook, and Teams.
