Job Summary

Quantum Residential is seeking a highly skilled Maintenance Supervisor to join our team. As a key member of our property management team, you will be responsible for overseeing the maintenance and repair of our residential properties.

Key Responsibilities
  • Diagnose and perform routine, minor, and major maintenance and repairs in a timely and professional manner.
  • Ensure all service requests are completed on a daily basis and accurately document work performed.
  • Coordinate and manage the overall maintenance program, including exterior property appearance, timely work order service, and quality make-ready program.
  • Inspect vacated apartments and complete make-ready checklists, ensuring adequate number of make-ready units are available and meet company standards.
  • Assist with tenant improvements, schedule make-ready employees, and maintain accurate records.
  • Order parts and supplies, maintain inventory, and ensure warranty compliance.
  • Obtain bids and negotiate prices with vendors and contractors, and coordinate delivery and work schedules.
  • Perform effective emergency maintenance and report on all work according to safety standards.
Requirements
  • High school diploma or general education degree (GED) and two years of related experience in property management or training.
  • Proficient in MS Office, particularly email, word, and excel, and knowledge of office management systems and procedures.
  • Excellent time management skills, ability to multi-task and prioritize work, and attention to details and problem-solving skills.
  • Ability to read and interpret documents, calculate figures, and perform mathematical operations.
  • Valid driver's license and valid liability insurance.
Working Environment

The work environment is moderate, with occasional exposure to moving mechanical parts, high places, fumes, and risk of electrical shock. The noise level is usually moderate.
