POSITION: Director of Maintenance

STATUS: Full-time/Exempt

REPORTS TO: Director of Operations


GENERAL SUMMARY: The Director of Maintenance oversees the strategic planning, execution, and supervision of maintenance and repair activities that ensure the preservation and functionality of facilities, equipment, and grounds. This role is crucial for maintaining a safe environment for all occupants, staff, and visitors. The Director will manage external vendors providing maintenance services and supervise Maintenance Associates, while also supporting events and activities.


KEY RESPONSIBILITIES:


Facility and Grounds Management

  • Maintains awareness of guest standards and implements them effectively.
  • Directs and/or performs general maintenance tasks including carpentry, flooring, plumbing, and electrical repairs.
  • Builds strong collaborative relationships with House Managers and other department heads to ensure project completion.
  • Coordinates health and safety measures, including preventative maintenance and emergency system testing.
  • Ensures compliance with permit requirements and conducts inspections of safety systems.
  • Oversees landscaping and snow removal operations.
  • Prioritizes daily maintenance tasks and projects efficiently.
  • Manages the maintenance management system for various service needs.
  • Available for emergency situations and facilitates communication with staff as needed.

Planning, Budgeting, and Vendor Management

  • Forecasts and budgets for maintenance needs, including repairs and upgrades.
  • Assists in the planning and execution of capital improvement projects.
  • Solicits and evaluates bids from contractors for ongoing maintenance contracts.
  • Monitors contractor performance to ensure adherence to budget and quality standards.
  • Procures necessary supplies and materials in a timely manner.
  • Manages the overall maintenance budget effectively.

Event Support and Additional Duties

  • Leads logistical planning for major events, including setup and breakdown.
  • Coordinates the distribution of supplies across facilities.
  • Maintains organizational vehicles, ensuring they are in good working order.
  • Completes special projects and other assigned tasks as necessary.

REQUIRED SKILLS AND QUALIFICATIONS:

  • Proficient in English, with the ability to follow written and verbal instructions.
  • Ability to interpret basic blueprints and schematics.
  • Skilled in the safe operation of maintenance tools and equipment.
  • Must be reachable by phone for urgent communication.

EDUCATION AND EXPERIENCE:

  • High school diploma or equivalent with a minimum of 4 years in maintenance roles (HVAC, electrical, carpentry, plumbing).
  • Valid driver's license with a clean driving record; must meet insurance requirements.

PHYSICAL DEMANDS:

  • Ability to stand, walk, and bend for extended periods.
  • Capable of lifting and transporting items up to 50 pounds frequently and up to 80 pounds occasionally.
  • Must be able to work in varying temperatures and conditions, both indoors and outdoors.
  • Ability to climb ladders and stairs as needed.
