SUMMARY:

The Operations Manager for Parking Lot Services at Total Property Services, LLC will oversee our teams responsible for parking lot cleaning and maintenance. This role is crucial in managing all facets of parking lot operations, including personnel management, service scheduling, quality assurance, and client engagement. The Operations Manager will also be tasked with project oversight, team coordination, and ensuring that service delivery meets or surpasses client expectations.

COMPENSATION AND BENEFITS:

  • Annual Salary Range: $75,000 - $85,000, based on experience

KEY RESPONSIBILITIES:

Team Leadership:

  • Recruit, train, supervise, and assess the performance of parking lot maintenance crews.
  • Organize and allocate tasks to optimize resource use and ensure timely project completion.
  • Provide continuous training and development to enhance team skills and effectiveness.
  • Offer technical support and guidance to ensure high-quality workmanship.
  • Foster a collaborative work environment that encourages professional growth.
  • Manage crew documentation related to property issues and time management.
  • Respond to technician inquiries and customer service issues around the clock.
  • Be available for troubleshooting and guidance during overnight hours.
  • Approve crew hours in the company’s ERP system.
  • Coordinate winter service operations and manage inventory for de-icing materials.
  • Assist the Landscaping Division with scheduling during winter services.
  • Conduct semi-annual performance evaluations for team members.

Operational Management:

  • Work closely with the Principal/Owner and Business Development Director to align departmental goals with revenue and profit objectives.
  • Develop and implement operational strategies for parking lot maintenance activities.
  • Engage with clients to schedule services and address specific project needs.
  • Conduct site evaluations and quality assessments to ensure compliance with company standards.
  • Utilize industry knowledge to manage installation and repair requests effectively.
  • Manage project budgets and track expenses to maintain financial accountability.
  • Conduct quality control visits to monitor project progress and adherence to specifications.
  • Coordinate with morning crews and manage shop maintenance needs.
  • Identify and pursue new property maintenance opportunities.
  • Stay informed about industry trends and advancements in parking lot maintenance.

Client Engagement:

  • Establish and nurture strong relationships with clients and property managers.
  • Address client feedback and concerns professionally and promptly.
  • Identify opportunities for additional service offerings to existing clients.
  • Prepare proposals for new and ongoing client projects.
  • Communicate with local authorities regarding onsite issues.
  • Evaluate potential subcontractors for various maintenance tasks.

Equipment and Inventory Oversight:

  • Manage the upkeep and repair of parking lot maintenance equipment and vehicles.
  • Monitor inventory levels of supplies and materials necessary for operations.
  • Coordinate equipment rentals or purchases as required for project needs.

Safety and Compliance:

  • Implement safety measures to ensure a secure working environment for all personnel.
  • Ensure adherence to relevant regulations and environmental standards.
  • Conduct regular safety training and inspections to mitigate risks.
  • Promote a culture of safety and compliance within the organization.

QUALIFICATIONS:

  • Bachelor's degree in Business Administration, Civil Engineering, Construction Management, or a related field is preferred.
  • Demonstrated experience in parking lot maintenance or a related sector.
  • Strong leadership and management capabilities with a focus on team motivation.
  • Excellent communication skills for effective interaction with clients and staff.
  • Knowledge of parking lot maintenance equipment and industry best practices.
  • Familiarity with safety regulations and environmental compliance.
  • Solid understanding of asphalt maintenance techniques.
  • Proficiency in project management and budgeting tools.
  • Able to manage multiple projects and prioritize effectively.
