POSITION SUMMARY:

The Operations Manager for Parking Lot Services at Total Property Services, LLC will oversee our teams dedicated to parking lot cleaning and maintenance. This role is pivotal in managing all facets of parking lot operations, including personnel management, service scheduling, quality assurance, and client engagement. Key responsibilities encompass project oversight, team leadership, collaboration with the Principal/Owner, and ensuring exceptional service delivery that aligns with client expectations.

COMPENSATION AND BENEFITS:

  • Annual Salary Range: $75,000 - $85,000, based on experience
  • Quarterly Profit Sharing Bonuses after six months

KEY RESPONSIBILITIES:

Team Leadership:

  • Recruit, train, supervise, and evaluate crews responsible for parking lot cleaning and asphalt maintenance.
  • Effectively schedule and delegate tasks to optimize resource use and ensure timely project completion.
  • Provide continuous training and development to enhance team performance and skill sets.
  • Offer technical support and guidance to team members, ensuring high standards of workmanship.
  • Foster a collaborative work environment that encourages professional growth.
  • Manage crew documentation related to property issues and time management using our monitoring systems.
  • Respond to technician inquiries and customer service issues around the clock.
  • Be available for troubleshooting and guidance during overnight hours.
  • Approve crew hours using the company’s ERP system.
  • Coordinate winter service operations and manage inventory for de-icing materials as necessary.
  • Assist the Landscaping/Winter Services Division with scheduling during the winter season.
  • Conduct semi-annual performance reviews for team members.

Operational Management:

  • Work closely with the Principal/Owner and Business Development Director to align on revenue goals, staffing needs, and project objectives.
  • Develop and implement operational strategies for parking lot services.
  • Engage with clients to schedule services and address any specific project requirements.
  • Conduct site evaluations and quality assessments to ensure compliance with company standards.
  • Utilize industry knowledge to manage installation and repair requests effectively.
  • Oversee project budgets, procure materials, and monitor expenses to maintain budget adherence.
  • Conduct quality control assessments and site visits to ensure project integrity and cleanliness.
  • Maintain oversight of vehicle maintenance and shop requirements.
  • Seek new business opportunities and prepare proposals for potential clients.
  • Stay informed on industry trends and advancements in parking lot maintenance.

Client Engagement:

  • Build and nurture strong relationships with clients and property managers.
  • Address client inquiries and feedback in a professional manner.
  • Identify opportunities for additional services to existing clients.
  • Prepare proposals for various maintenance services.
  • Coordinate with local authorities for onsite issues.
  • Evaluate potential subcontractors for additional service needs.

Equipment and Inventory Oversight:

  • Manage the maintenance and repair of all parking lot service equipment and vehicles.
  • Monitor inventory levels of necessary supplies and materials.
  • Coordinate equipment rentals or purchases to meet project demands.

Safety and Compliance:

  • Implement safety measures to ensure a secure working environment.
  • Ensure adherence to all relevant regulations and environmental standards.
  • Conduct regular safety training and inspections to mitigate hazards.
  • Promote compliance with company safety policies.

QUALIFICATIONS:

  • Bachelor's degree in Business Administration, Civil Engineering, Construction Management, or a related field is preferred.
  • Demonstrated experience in parking lot maintenance or a related industry.
  • Strong leadership and management capabilities.
  • Excellent communication skills for effective interaction with clients and team members.
  • Knowledge of parking lot maintenance equipment and industry best practices.
  • Familiarity with safety regulations and compliance standards.
  • Proficient in project management and budgeting tools.
  • Able to manage multiple projects and prioritize effectively.
