Key Responsibilities

As the Facilities Operations Manager, you will oversee the maintenance and repair of our community's buildings and grounds, ensuring compliance with all relevant standards and regulations.

  • Lead the maintenance, housekeeping, and laundry teams, including hiring, training, performance evaluations, and disciplinary actions.
  • Supervise the upkeep of facilities, inspecting completed work for adherence to established standards.
  • Implement preventative maintenance strategies and ensure compliance with all local, state, and federal regulations.
  • Coordinate with external contractors and vendors, verifying that all necessary licenses and insurance are current.
  • Conduct regular inspections of safety systems, including fire extinguishers and sprinkler systems.
  • Manage the annual maintenance schedule for apartments and common areas, ensuring timely repairs and refurbishments.
  • Oversee exterior property maintenance, including landscaping and waste management.
  • Prepare and adhere to the approved budget, tracking utility usage and expenses.
  • Maintain inventory control for all supplies and equipment necessary for repairs.
  • Assess plumbing and electrical issues, determining the best solutions while adhering to local codes.
  • Respond to emergencies within the community as required.
  • Ensure all workspaces meet company standards for cleanliness and organization.

Qualifications

Education and Experience: An Associate's Degree or equivalent from a two-year college or technical school, along with three to five years of relevant experience, or a combination of education and experience.

Certifications: A valid State Driver's License is required for necessary travel.

Knowledge and Skills

Possess extensive knowledge in facility management and a thorough understanding of operational procedures.

Physical Demands and Working Conditions

  • Ability to stand, walk, sit, and use hands for various tasks.
  • Occasional lifting of up to 50 pounds.
  • Interaction with coworkers, residents, and vendors is required.
  • Flexibility to work weekends, evenings, or nights as needed.
  • On-call availability may be necessary.
