Key Responsibilities
As the Facilities Operations Manager, you will oversee the maintenance and repair of our community's buildings and grounds, ensuring compliance with all relevant standards and regulations.
- Lead the maintenance, housekeeping, and laundry teams, including hiring, training, performance evaluations, and disciplinary actions.
- Supervise the upkeep of facilities, inspecting completed work for adherence to established standards.
- Implement preventative maintenance strategies and ensure compliance with all local, state, and federal regulations.
- Coordinate with external contractors and vendors, verifying that all necessary licenses and insurance are current.
- Conduct regular inspections of safety systems, including fire extinguishers and sprinkler systems.
- Manage the annual maintenance schedule for apartments and common areas, ensuring timely repairs and refurbishments.
- Oversee exterior property maintenance, including landscaping and waste management.
- Prepare and adhere to the approved budget, tracking utility usage and expenses.
- Maintain inventory control for all supplies and equipment necessary for repairs.
- Assess plumbing and electrical issues, determining the best solutions while adhering to local codes.
- Respond to emergencies within the community as required.
- Ensure all workspaces meet company standards for cleanliness and organization.
Qualifications
Education and Experience: An Associate's Degree or equivalent from a two-year college or technical school, along with three to five years of relevant experience, or a combination of education and experience.
Certifications: A valid State Driver's License is required for necessary travel.
Knowledge and Skills
Possess extensive knowledge in facility management and a thorough understanding of operational procedures.
Physical Demands and Working Conditions
- Ability to stand, walk, sit, and use hands for various tasks.
- Occasional lifting of up to 50 pounds.
- Interaction with coworkers, residents, and vendors is required.
- Flexibility to work weekends, evenings, or nights as needed.
- On-call availability may be necessary.
