Overview

At Cherry Court Apartments, caretakers are vital to fostering a welcoming environment and ensuring high levels of satisfaction among residents and guests. The Caretaker III plays a crucial role in maintaining the cleanliness and appeal of both interior and exterior common areas, as well as available units. This position encompasses responsibilities related to cleaning and office leasing as directed by the Property Manager.

Key Responsibilities
  • Ensure cleanliness and organization of lobbies, office spaces, elevators, entryways, and hallways, including tasks such as window washing, dusting fixtures, vacuuming carpets, and maintaining area rugs.
  • Support leasing operations by conducting property tours, completing necessary paperwork, and performing various administrative tasks.
  • Assist in property marketing and promotional activities.
  • Facilitate lease renewals, inspections, and maintain effective communication with residents.
  • Keep laundry and storage facilities in excellent condition, including cleaning washers, dryers, and laundry tubs.
  • Replace light bulbs in common areas as needed.
  • Prepare vacant apartments for new residents in a timely manner.
  • Manage waste disposal by emptying trash receptacles and ensuring grounds are free of litter.
  • Maintain sidewalks during winter months by shoveling snow and applying salt to prevent ice accumulation.
  • Perform necessary repairs to enhance the overall quality of the property.
  • Oversee the care, maintenance, and inventory of all supplies and equipment owned by the property.
  • Undertake heavy cleaning tasks upon request.
  • Report any resident or safety concerns to the supervisor.
  • Complete paperwork accurately, including service requests and timesheets.
  • Wear provided uniforms during all working hours.
  • Engage positively with residents to uphold high satisfaction levels.
  • Exhibit professionalism and integrity as a representative of the community.
  • Contribute to the cleanliness and visual appeal of the property.
  • Adhere to all Fair Housing regulations and industry standards.
  • Operate in compliance with OSHA standards and company safety policies.
  • Perform additional duties as assigned by the Property Manager.
Qualifications
  • Ability to perform essential job functions with or without reasonable accommodations.
  • Proficient in understanding and communicating both written and verbal instructions.
  • Regular attendance and punctuality are essential to meet the needs of residents and vendors.
  • Willingness to work nights and weekends as required.
  • Availability for overtime as needed.
  • Must be on-call as required.

Education and Experience
  • High School Diploma or GED Equivalent.
  • Previous experience in housekeeping, caretaking, or janitorial roles is preferred.
  • Fluency in English, both verbal and written.
Tools and Equipment

The tools and equipment typically used include cleaning products and equipment such as vacuum cleaners, brooms, and mops. Additionally, snow removal tools such as shovels and snow blowers may be utilized as necessary.

Physical Requirements

While performing the duties of this role, the employee is regularly required to sit, stoop, kneel, climb stairs, lift, push, or pull objects (up to 50 pounds), and communicate effectively. Frequent walking, standing, and the use of hands are also required. Specific vision abilities necessary for this position include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus. The employee must be capable of reading, writing, and communicating with both internal and external customers.
