Job Overview

POSITION SUMMARY
The Lead Technician - Industrial HVAC and Cooling Systems oversees the centralized cooling production system, ensuring consistent and dependable thermal services to significant municipal, governmental, and private establishments. This hands-on supervisory role is tasked with scheduling, coordinating, and directing the cooling system staff while managing equipment, materials, repairs, maintenance, and special projects for continuous operations. The Lead Technician must possess the necessary skills to effectively communicate directives to technicians, contractors, and management, ensuring all tasks are completed safely, punctually, and within financial constraints.

KEY RESPONSIBILITIES
  • Trains, mentors, supervises, and assesses team members by evaluating their work for efficiency and quality, initiating corrective measures as needed.
  • Maintains, operates, and conducts major repairs and overhauls on industrial HVAC chillers and distribution systems, including all auxiliary support equipment.
  • Executes and applies advanced mechanical and basic maintenance on industrial chillers, controls, and auxiliary components.
  • Interprets mechanical, piping, and electrical schematics, blueprints, and diagrams.
  • Utilizes advanced heating and cooling principles, practices, and theories, including refrigerant cycles, heat transfer laws, testing and balancing, and fluid hydronics.
  • Monitors and controls the chemical treatment equipment for the cooling tower water system, testing, recording, interpreting, and adjusting system feed rates to maintain required chemical treatment standards.
  • Operates aerial lifts, refrigerant recovery equipment, overhead cranes, hoists, power tools, electrical testing instruments, oxy-acetylene equipment, pipe threading machines, and other tools utilized in the industrial HVAC sector.
  • Tracks and reports on system maintenance to aid in life cycle cost analysis. Maintains a strong presence and collaborative relationship with staff, vendors, user groups, and customers while supporting continuous operations.
  • Performs additional duties as assigned.
DECISION-MAKING AUTHORITY
  • This position supervises a team of 5 to 8 employees.
  • Job assignments are planned and scheduled by the Director/Manager.
  • The Lead Technician operates under limited supervision, exercising discretion and judgment, with the understanding that all work is subject to inspection upon completion.
  • Utilizes considerable discretion and latitude to maintain thermal energy production services during operational duties on assigned shifts.
MINIMUM QUALIFICATIONS
  • High School Diploma or GED.
  • Five years of experience in the operation, maintenance, troubleshooting, repair, installation, and inspection of industrial HVAC equipment, auxiliary components, and distribution systems.
  • Two years of experience collaborating closely with vendors on projects and repairs requiring knowledge of specialized industrial HVAC parts and equipment.
  • Certification as a Universal Refrigerant Handling and Recovery Technician.
  • Valid Class "C" Texas Driver's License.
  • Ability to report to work punctually, maintain a good attendance record, and work all designated shifts.
PREFERRED QUALIFICATIONS
  • HVAC trade school certification.
  • Experience with and knowledge of Metassys, Scada, Flex software, and Rockwell interface York Chiller software.
JOB DIMENSIONS
  • Basic electrical knowledge and troubleshooting principles.
  • Understanding of industrial HVAC water chemical treatment applications and theory.
  • Proficient in the use of refrigerant recycling/recovery equipment, power tools, multi-meters, soldering/brazing equipment, pipe threading machines, and tube cleaning equipment.
  • Skilled in word processing, spreadsheet, computerized maintenance management systems, and database software.
  • Able to establish and maintain effective working relationships with internal and external contacts, coworkers, business supervisors, government and regulatory agencies, and vendors.
  • Effective verbal and written communication skills.
PHYSICAL DEMANDS AND WORKING CONDITIONS
Physical requirements include lifting up to 80 pounds occasionally. The role involves standing, sitting, walking, climbing, bending, crawling, squatting, kneeling, and working in cramped and strained positions for extended periods. Working conditions are primarily in an industrial setting with exposure to excessive noise, heat, high voltage equipment, and potential mechanical, electrical, chemical, and confined space hazards. Flexibility to work hours outside of the regular schedule, including nights, weekends, holidays, on-call, and rotating shifts is required.
