POSITION SUMMARY
The Asset Manager will be integral to Enclave's commercial leasing initiatives. This position entails managing lease administration, performing in-depth analyses, and facilitating strategic decisions to optimize asset value and maximize returns.
KEY RESPONSIBILITIES
Broker Relationship Management:
- Work collaboratively with Developers to establish listing agreements with brokers.
- Implement strategies to transition listing agreements to new brokers if performance benchmarks are unmet.
- Manage and nurture broker relationships to enhance property potential.
- Lead the onboarding process for brokers to ensure properties are positioned for success.
Lease Analysis & Management:
- Perform financial evaluations of lease proposals.
- Provide guidance to landlord representatives regarding lease terms.
- Ensure leases align with market trends and financial expectations of the assets.
- Review and manage lien waivers and tenant improvement allowances meticulously.
- Collaborate with the Commercial Operations Team to track lease expirations and renewals.
Portfolio Financial Oversight
- Review annual operating and capital budgets.
- Analyze property operating reports to drive performance improvements.
- Evaluate annual property tax assessments and valuations.
- Identify properties that qualify for tax-saving initiatives.
- Assist in analyzing capital expenditure decisions.
QUALIFICATIONS
- Bachelor's degree in business, finance, real estate, or a related discipline.
- Comprehensive understanding of financial markets, instruments, and strategies.
- Detail-oriented with the capability to manage multiple projects simultaneously.
- Strong communication and interpersonal skills.
- A minimum of 5 years of experience in real estate is required.
- Experience in strategy or management consulting is preferred.
- Robust analytical and problem-solving abilities.
WORK ENVIRONMENT
- Extended periods of sitting at a desk and utilizing a computer.
