Position Overview:
Respond effectively to inquiries from tenants and the public. Efficiently operate and maintain all HVAC and mechanical, electrical, and plumbing (MEP) systems. Act as a Systems Operator, oversee maintenance tasks, and provide support across various properties as required, ensuring adherence to schedules.

Core Responsibilities:

1. Address tenant requests in a timely manner.
2. Ensure adherence to safety and environmental standards.
3. Manage inventory and procurement of parts and supplies.
4. Oversee water treatment processes and conduct necessary testing.
5. Maintain logs and perform inspections on building mechanical and safety apparatus.
6. Complete work orders through Computerized Maintenance Management System (CMMS).
7. Independently operate, maintain, and repair electrical, mechanical, HVAC, and MEP systems.
8. Repair and maintain architectural and plumbing systems.
9. Adjust HVAC systems to ensure optimal comfort levels.
10. Accurately document meter readings, service requests, timecards, and maintenance records.
11. Maintain comprehensive logs and documentation.

Qualifications:

- Minimum of 3 years of experience in building engineering.
- High Pressure Boiler Operator's License and Refrigeration Operator License are preferred.
- EPA 608 Universal Certification is preferred.
- Familiarity with electrical, electronic, pneumatic, and mechanical control systems.
- Proficient in using basic and power tools.
- Ability to interpret shop manuals, drawings, blueprints, and schematics.
- Skilled in troubleshooting and utilizing measuring instruments.
- Competent in using personal computers and CMMS software.
- Strong verbal and written communication abilities.

Physical Requirements:

- Capability to climb stairs and ladders, and to stand for extended periods.
- Ability to access remote areas such as crawl spaces and rooftops.
- Full manual dexterity for a variety of tasks.
- Capacity to lift a minimum of 50 lbs and work in diverse environmental conditions.

Additional Requirements:

- Valid driver's license with a clean driving record.
- Ability to safely operate rigging and lifting equipment.
- Maintain positive and professional interactions with colleagues, tenants, contractors, and the public.
- Availability to work evenings, holidays, and weekends.
