Job Overview

POSITION SUMMARY:

The Assistant Project Manager in Construction plays a vital role in supporting the Project Manager throughout various phases of construction projects. This position encompasses a range of responsibilities including General Contracting initiatives, extensive Contracting Maintenance Projects, and other related tasks. The individual will collaborate closely with the Project Manager, Site Supervisor, or assigned Technician to ensure the successful execution and completion of projects while adhering to safety standards and contractual commitments. Responsibilities also include participating in site meetings, developing scopes of work, reviewing proposals and specifications, managing project timelines, assembling necessary documentation, securing permits, and facilitating project closeout processes, along with other tasks as assigned by the Project Manager.

KEY RESPONSIBILITIES:
  • Contribute to and validate project proposals and specifications throughout various phases:
    • Initial Concept Phase (development of specifications, setting milestone dates)
    • Planning Phase
    • Design Phase
    • Conduct Pre-Proposal Meetings
    • Proposal Phase
    • Construction Phase
    • Conduct Pre-Construction Meetings
    • Efficient Project Close-out
    • Cost Estimation and scheduling
    • Utilize project management software for documentation as per policy.
  • Assist the Project Manager in monitoring project budgets, tracking cost variances, and ensuring profitability.
  • Accountable for maintaining Quality Assurance standards.
  • Ensure all subcontractors submit required documentation.
  • Establish project timelines and objectives.
  • Manage key performance metrics and report as necessary.
  • Coordinate with Program Managers, Project Administrators, Estimators, Specification Writers, Sales Representatives, and other stakeholders as needed.
  • Assist in reviewing proposals and conducting contractor interviews for compliance with specifications and contracts.
  • Review generated proposal documents for accuracy.
  • Direct Site Supervisors as necessary.

Specification Development Phase:
  • Collaborate with the Project Manager and Sales Representative to define project scope.
  • Complete specification requests and related documentation.
  • Responsible for reviewing specifications as required by the Project Manager.
Pre-Proposal Phase:
  • Facilitate Pre-Proposal Meetings and distribute documentation to relevant parties.
  • Assist the Project Manager in proposal evaluations.
  • Prepare Proposal Documents as directed by the Project Manager.
Pre-Construction Phase:
  • Publish the Project Schedule.
  • Assist the Project Manager in organizing the Pre-Construction Meeting.
  • Engage with the Site Supervisor to provide necessary project details.
  • Conduct Pre-Construction Meetings and distribute documentation to all relevant parties.
  • Obtain necessary Building Permits.
Construction Phase:
  • Review Daily Inspection Reports and ensure distribution to all relevant parties and proper filing.
  • Visit job sites as necessary or as directed by the Project Manager.
  • Conduct weekly Progress Meetings, either virtually or onsite, and distribute minutes to all relevant parties.
  • Maintain and update the Project Schedule weekly.
  • Perform site audits as appropriate.
  • Review subcontractor payment requests with the Project Manager.
  • Compile billing applications for the Project Manager's review and approval.
  • Assist the Project Manager, Site Supervisor, Subcontractor, Owner, or Sales Representative as needed.
Close-Out Phase:
  • Assist the Project Manager in coordinating final inspections.
  • Ensure all required documentation is filed appropriately.
Additional Requirements:
  • Willingness to travel, including overnight stays.
  • Possession of transportation and a valid driver's license.
  • Availability to work weekends and/or holidays as necessary.
  • Ability to pass a pre-employment drug screening.
  • Proficient in reading, writing, and speaking English.
  • Open to relocation after program completion.
The salary range for this position typically falls between $52,000 and $55,000, based on qualifications and operational needs.
