Job Summary

The Project Manager is responsible for overseeing all phases of the real estate development process, including project planning, implementation, and completion. This role involves working closely with the Housing development team to submit grant applications, create development budgets, and manage third-party vendors to ensure successful project outcomes.

Key Responsibilities
  • Understand and comply with NYS LIHTC and other related funding applications for affordable housing development.
  • Research and analyze development opportunities in new market areas, evaluating project feasibility and conducting due diligence evaluations of sites.
  • Prepare and submit funding and grant applications under the guidance of Management and/or consultants.
  • Develop and update complete financial underwriting analysis, including development and operating budgets, for State funding requests.
  • Manage working relationships with lenders, syndicators, and joint venture partners to secure financial commitments.
  • Coordinate project due diligence and loan and equity closings.
  • Communicate and coordinate with construction, property management, legal, and accounting departments to ensure compliance with funding agencies.
  • Manage project construction as CDS Housing's representative at construction meetings and resolve issues related to schedule, local permits, and third-party professionals' responsibilities.
  • Prepare construction hard and soft cost draws.
  • Meet with Management to update on the status of all current and prospective development projects.
  • Manage project plan timelines, ensuring milestones are met on time and within budget.
Requirements
  • Bachelor's degree or equivalent experience required.
  • Minimum of 5 years' experience in affordable housing development.
  • Strong computer skills, including Excel, Word, and PowerPoint.
  • Ability to communicate effectively, both orally and in writing.
  • Valid NYS driver's license required.
  • Ability to travel periodically, including overnight travel if applicable, to job sites or meetings.
