Key Responsibilities:
  • Schedule and direct supervision of all in-house and vendor work with the Community Manager. Lead the maintenance staff; delegate and participate in the diagnosis of problems and replacement and repair in areas such as electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances.
  • Ensure AMLI's comprehensive maintenance program is completed annually and the standard preventative maintenance, including pool, exterior lighting, filter changes, and apartment inspections, is completed as scheduled.
  • Responsible for the inventory, ordering, and delivery of all necessary supplies and equipment for the service, custodial, and grounds departments with the approval of the Community Manager. Approve the Maintenance Department invoices for payment. Research and evaluate all current and potential products used in the maintenance and upkeep of the property.
  • Assist in annual budget preparation. Monitor and control utility, repair and maintenance, and capital expense per budget. Secure Bids for capital projects and ensure consistent scope of work.
  • Provide leadership and direction for all on-site employees under their supervision, including, but not limited to, effective employee relations, compliance with employment law, ongoing training, and motivation for staff. Ensure regular coaching, counseling, and performance evaluations for all staff members. Assist in the interviewing process for any potential service or grounds personnel. Evaluate and manage schedules to control overtime costs.
  • Interpret company policies for workers and enforce safety regulations such as OSHA (Occupational Safety & Health Act). Schedule and perform preventative maintenance as defined in AMLI's policy and procedure manual.
  • Ensure timely, efficient response to service requests, make-readies, etc., - including helping residents and prospects before, during, and after leasing an apartment, utilizing AMLI 10 Service Standards.
  • Ensure timely and effective property maintenance to enhance and maintain its curb appeal.
  • Ensure that all vacated apartments are thoroughly restored to 'make ready' status on time.
  • Ensure/conduct weekly 17-minute inspections.
  • Report unusual or extraordinary circumstances regarding the property or residents. Report all liability and damage incidents.
  • Required to rotate on-call with other service staff and backup Service Technicians as needed.
Requirements3 - 5 years working in apartment maintenance. Minimum Two years of supervisory experience is preferred.Physical DemandsWhile performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and reach with hands and arms. The employee frequently is required to walk, climb or balance, and talk or hear. The employee must frequently sit, stoop, kneel, squat, or crawl. The employee must regularly lift and move 25 pounds or more, often over 100 pounds.
