Position Title: Trades Maintenance Worker III
The Housing Opportunities Commission of Montgomery County (HOC) is dedicated to addressing the community's need for affordable housing since its inception in 1974. HOC is empowered to acquire, manage, and operate housing, facilitate construction or renovation projects, secure financial assistance for housing initiatives, and coordinate essential social services.
Role Summary:
The Trades Maintenance Worker III plays a crucial role in the installation, operation, modification, repair, troubleshooting, and testing of both new and existing heating, ventilation, and air conditioning (HVAC) systems. This includes working with residential, scattered-site, and commercial boilers and chillers.
Key Responsibilities:
- Oversee electrical, plumbing, carpentry, and appliance maintenance tasks, addressing minor structural issues as needed.
- Estimate materials, time, and labor for job completion while providing leadership and training to fellow employees in trade skills.
- Carry out additional related tasks as assigned.
Qualifications:
Experience:
- A minimum of three (3) years of hands-on experience in the installation, operation, modification, repair, troubleshooting, and testing of HVAC systems and associated equipment.
Education:
- High school diploma or equivalent certification in the state of Maryland.
- Equivalent combinations of education and experience may be considered.
Skills and Abilities:
- In-depth knowledge of standard practices, methods, tools, and materials relevant to the HVAC trade, as well as familiarity with building and fire codes.
- Awareness of occupational hazards and safety measures associated with the trade.
- Proficient in using and maintaining hand and power tools pertinent to the trades.
- Ability to work standby shifts and respond to emergency service requests.
- Capability to lift items weighing up to 100 pounds and frequently carry items weighing up to 50 pounds.
- Willingness to perform work in various environments, including high places and confined spaces.
- Ability to wear personal protective equipment when exposed to hazardous materials.
- Competence in conducting failure analysis and making recommendations for equipment modifications and preventive maintenance.
- Ability to interpret mechanical drawings, specifications, and work orders, as well as prepare material lists.
- Strong interpersonal skills to engage effectively with diverse individuals.
Licenses and Certifications:
- Universal CFC Certification is required.
- A valid motor vehicle operator's license with a clean driving record is necessary, along with personal transportation.
*Salary Range: Grade 19- Min: $53,597 - Max: $87,183 | Salary determined by departmental budget- Offer commensurate with experience.
