The Chief Business Officer will manage the essential components of the organization: systems, performance metrics, data governance, and analytical frameworks. Key Performance Indicators:

  • Develop and implement a dashboard to monitor progress toward objectives and key results (OKRs) as well as key organizational metrics: Lifetime Customer Value (LTCV), Customer Acquisition Cost (CAC), profit margins, client demographics, growth modeling, and competitive insights.
  • Support portfolio growth by anticipating new property acquisitions (doors) monthly. The Chief Business Officer ensures that staffing, systems, and resources are aligned with increased client volumes.
  • Implement EOS in the fourth quarter of 2024.

Key Responsibilities:

  • Formulate a comprehensive business strategy for Maryland and the expansion of co-living services. Conduct landscape analysis, staffing assessments, budgeting, competitive analysis, marketing strategies, and projected investment-to-revenue potential.
  • Monitor portfolio composition. Target client reductions as sales increase and develop an offboarding strategy.
  • Oversee performance review models and their application.
  • Collaborate closely with cross-functional teams to ensure operational efficiency and alignment with financial objectives.
  • Stay informed about market and industry changes and opportunities.
  • Map out the feasibility for Nest to manage converted properties in urban corridors.
  • Manage budgets and expenditures for corporate operations, marketing, advertising, community engagement, and employee benefits.
  • Co-create internal and external communication strategies and procedures. Establish calendars and workflows to ensure consistent communication standards.
  • Negotiate affiliate agreements and cultivate beneficial partnerships.
  • Supervise VP-level staff and oversee standard operating procedures and service design.
  • Monitor team performance metrics (KPIs), reputation, profitability, and efficiency.
  • Philanthropic Integration: Align our philanthropic initiatives, such as birdSEED, with the company’s commitment to empathy and justice, making a meaningful impact in the communities we serve.
  • Support Flock/Nest's birdSEED initiatives.
  • Engage 50% of vendors for ongoing birdSEED support.
  • Implement a round-up program for property owners and residents.
  • Manage and evaluate the technology stack, including Notion, Rippling, and Lead Simple.
  • Oversee sales and onboarding processes.
  • Design and execute a reputation management program.
  • Reputation Management: Guide the management and leasing teams to enhance Nest's online reputation. Implement tools to achieve a 4+ star rating across targeted review platforms by the end of 2024.
  • Client Relations: Foster and maintain strong relationships with property owners, investors, and stakeholders. Model expectations across all teams regarding communication strategies and standards.
  • Facilitate client and resident de-escalation efforts to enhance satisfaction.
