Position Summary:

We are looking for a dedicated Maintenance Supervisor to oversee the operations of our active adult community. In this role, you will ensure that the property is well-maintained and adheres to company standards. You will lead the on-site maintenance team to achieve community-specific maintenance objectives.

  • Lead, develop, and inspire a high-performing maintenance team.
  • Foster a community culture that enhances residents' quality of life while delivering exceptional customer service.
  • Conduct ongoing training and performance assessments for team members.
  • Participate in the recruitment and selection process for maintenance staff.
  • Build strong relationships with community residents.
  • Oversee inspections, maintenance, and repairs of property facilities and units, ensuring timely and professional execution.
  • Coordinate and respond to service requests and work orders promptly.
  • Establish and manage activity schedules for maintenance associates to ensure timely task completion.
  • Conduct daily inspections of the property to ensure resident safety and asset protection.
  • Implement a preventative maintenance schedule that aligns with company standards.
  • Participate in semi-annual property inspections.
  • Provide emergency service during evenings, weekends, and holidays as needed.
  • Maintain an organized and well-stocked maintenance shop while adhering to safety regulations.
  • Ensure proper maintenance and accountability for all tools and equipment owned by the community.
  • Manage inventory of necessary parts and supplies while adhering to the maintenance budget.
  • Ensure daily water quality testing is performed and recorded accurately.
  • Safely operate and maintain property vehicles as required.
  • Adhere to all company policies and procedures.
  • Comply with Fair Housing laws.

Qualifications:

We seek a people-oriented Maintenance Supervisor who can effectively manage daily maintenance operations while leading a team and building rapport with residents.

  • Team player with a collaborative approach to relationship building.
  • Experience in developing and leading high-performing teams.
  • Self-motivated, determined, and ambitious.
  • Preferred background in residential property management, personnel management, hotel maintenance, construction, electrical, plumbing, or painting.
  • Proficient in computer applications, including email and Microsoft Office Suite.
  • Strong communication skills; proficient in English reading, writing, and speaking.
  • Willingness to work evenings and weekends as necessary.
  • Certified Pool Operator (CPO) Certification is preferred.
  • High School diploma or equivalent.
  • Valid driver's license and insured, operational vehicle.
