- Maintain precise records of all community transactions, including rent rolls and delinquency reports.
- Prepare annual budgets and forecast income.
- Ensure timely collection, posting, and depositing of rents and associated fees.
- Initiate necessary legal actions and documentation in compliance with state and company regulations.
- Submit invoices to the corporate office for payment and manage petty cash and funds responsibly.
- Enhance community spirit through resident events and effective communication strategies.
- Develop a high-performing on-site team by recruiting, training, and mentoring skilled individuals, while implementing a performance management system.
- Organize weekly and daily schedules for office staff and ensure timely execution of all personnel-related administrative tasks.
- Oversee external contract vendors effectively.
- Maximize occupancy rates by implementing innovative marketing strategies and cultivating a top-performing leasing team.
- Manage all aspects of resident move-ins and move-outs, paying special attention to apartment inspections.
- Provide exceptional service to residents by addressing requests and concerns promptly.
- Coordinate maintenance schedules and tasks with the Maintenance Supervisor.
- Ensure timely inspections of vacated apartments in accordance with company policy and prepare Security Deposit Statements efficiently.
- Maintain a positive demeanor and the ability to remain cheerful in all situations.
- Be available to work evenings and weekends as required.
Qualifications:
- Minimum of 3 years in Property Management.
- Experience with Yardi is preferred.
- Familiarity with HUD/LITHC/Tax Credit regulations is preferred.
- A valid driver's license is required.
- Must successfully pass a pre-employment background check and drug screening.
Compensation:
- Salary is negotiable based on experience.
- Monthly renewal commissions and bonus opportunities available.
