Overview of the Lead Construction Project Manager Role
The Lead Construction Project Manager is instrumental in directing and supervising a variety of construction initiatives and contracts. This position serves as the primary authority within the construction program, necessitating collaboration with team members and clients to ensure the effective execution of projects valued between $2,000 and $500,000 each, or totaling $1,500,000 annually. The Lead Construction Project Manager may also oversee a team of direct reports.
Qualifications for the Position:
- A minimum of 7 years of experience in the construction sector, particularly in commercial or industrial projects
- Proven ability to manage multiple projects, personnel, subcontractors, and suppliers
- In-depth knowledge of preparing detailed fixed price estimates utilizing tools such as RS Means or comparable resources
- Comprehensive understanding of construction methodologies and practices
- Strong negotiation capabilities
- Ability to adapt effectively to a dynamic work environment
- Exceptional communication skills and capacity to work collaboratively with diverse teams
- A Bachelor’s degree in Construction Management, Engineering, or a related discipline is preferred
Primary Responsibilities:
- Project Oversight: Strategically planning, coordinating, and managing all facets of projects to guarantee timely and quality delivery, compliance with contractual obligations, and adherence to established protocols; overseeing project development, including scope, proposals, agreements, and close-out processes
- Cost Estimation: Independently assessing estimates based on technical specifications, conducting quantity take-offs, and ensuring accuracy and thoroughness
- Subcontractor Coordination: Managing subcontractor activities, evaluating proposals, and negotiating contracts to fulfill project needs
- Timeline Management: Setting and maintaining project schedules, tracking progress, and utilizing project management tools for efficient execution
- Client Engagement: Interacting with clients to understand their requirements, identifying growth opportunities, and assisting in proposal creation
- Safety Compliance: Ensuring adherence to health, safety, and environmental standards in accordance with company policies and regulatory guidelines
Additional Considerations:
- Travel between various project locations and occasional office visits may be required
- The role entails physical demands such as navigating diverse terrains, lifting weights, and adapting to varying weather conditions
- Strong problem-solving and decision-making skills are essential
- Leadership and mentorship capabilities are critical for success in this role
