In this pivotal role, you will oversee the discovery and approval processes for developers focused on market-rate, attainable, and build-to-rent residential communities. You will guide a diverse project team through the entire project lifecycle, encompassing site selection, due diligence, entitlement, permitting, and construction phases. Reporting directly to the Vice President of Acquisitions Leader, your leadership will be crucial.
Key Responsibilities:
- Analyze regional and local market dynamics to pinpoint target submarkets.
- Formulate precise market strategies for each identified area, developing a comprehensive understanding to become a local authority.
- Assess potential sites against Continental's selection criteria and conduct financial evaluations to ascertain the feasibility and profitability of prospective locations.
- Foster and maintain relationships with landowners, negotiating all aspects related to site acquisition.
- Perform risk/reward assessments and identify critical paths for project execution.
- Comprehend the pro forma, including total project costs, revenue forecasts, cash flows, and the impact of each variable on returns.
- Present projects to the Investment Committee and engage with external stakeholders such as lenders, investors, and municipal representatives.
- Achieve annual pipeline and groundbreaking objectives.
Qualifications for Success:
- Bachelor's Degree in Real Estate, Finance, or Business is essential.
- Maintain an active presence in each market, cultivating a robust network of local connections.
- Demonstrated experience in managing projects from inception to completion, with expertise across all transactional aspects of development.
- Proven success in the real estate sector, showcasing knowledge of the elements that contribute to a project's success.
- Ability to build relationships that foster team collaboration, navigate challenges, and adapt to find effective solutions.
