Job Overview

Kibo Capital is seeking a dedicated Assistant Community Manager to enhance our property management operations.

Position Summary

The Assistant Community Manager will play a crucial role in supporting the daily functions of community management while fostering positive relationships with residents and overseeing lease administration to optimize property performance.

Key Responsibilities

  • Address inquiries from residents, ensuring timely follow-up and resolution.
  • Maintain accurate availability reports for the property.
  • Assist the leasing team with payment processing, telephone coverage, and work order management.
  • Ensure collection and deposit of all necessary deposits, rents, and fees.
  • Monitor tenant adherence to lease agreements.
  • Review documentation for accuracy in lease files and entries into property management software.
  • Process rental applications efficiently.
  • Conduct monthly audits on accounts to verify proper allocation of funds and ensure lease renewals are current.
  • Manage move-out processes and update maintenance schedules accordingly.
  • Prepare maintenance requests for technicians to ensure timely property readiness.
  • Assist with property inspections post-make-ready activities.
  • Update marketing materials across various platforms.
  • Support the preparation of annual budgets as required.
  • Conduct daily property inspections to maintain standards.
  • Act as a backup for the Community Manager during their absence.
  • Perform additional tasks as assigned.

Essential Skills and Qualifications

  • Strong interpersonal and customer service abilities.
  • Exceptional organizational skills with a keen attention to detail.
  • Knowledge of property management laws, guidelines, and best practices.
  • Proficiency in property management software and Microsoft Office Suite.
  • Excellent verbal and written communication skills for effective interaction with residents, team members, and vendors.
  • Robust business acumen.

Education and Experience Requirements:

  • Minimum of 2 years of experience in leasing, marketing, or operations within the multifamily sector.
  • Experience with property management software is highly desirable.
  • High School diploma or equivalent required.

Physical Requirements:

  • Ability to sit for extended periods while working on a computer.
  • Capable of lifting, bending, stooping, climbing, reaching, and lifting up to 30 pounds without assistance.
  • Must be able to navigate various terrains and climb stairs and ladders.
  • Possession of a valid driver's license is necessary for operating company vehicles.

Additional Requirements:

  • Valid and current Driver's License.
  • Successful completion of a background check, drug screening, and motor vehicle report prior to employment.
  • Fair Housing certification or the ability to obtain it within the first month of employment (training provided).

Compensation:

This position includes eligibility for monthly commission opportunities.
