The Residential Maintenance Supervisor is a key member of our team at The RMR Group, responsible for ensuring the physical integrity of our communities and leading the maintenance team. This role requires a high level of proficiency in managing multiple projects, working with third-party vendors, and adhering to budgets and managing costs.
Key Responsibilities:
- Manage and Delegate Resident Service Requests: Effectively manage and delegate resident service requests as received via electronic systems, ensuring timely responses and resolutions.
- Schedule On-Call Rotation and Assist with Service as Needed: Schedule on-call rotations and assist with service as needed, ensuring that all resident requests are addressed promptly.
- Oversee and Inspect Work Performed by Other Technicians: Oversee and inspect the work performed by other technicians, ensuring that all work meets quality standards.
- Maintain Accurate Records: Maintain accurate records for preventative maintenance, service requests, make-ready status, and maintenance budget.
- Maintain Inventory: Maintain inventory levels, ensuring that all necessary materials and equipment are available for maintenance and repairs.
- Ensure Compliance with Policies and Procedures: Ensure compliance with all policies, procedures, and state/federal laws, including ADA, Fair Housing, OSHA, HAZCOM, and Lead-Based Paint.
- Diagnose and Assist with Routine Maintenance or Repair: Diagnose and assist with routine maintenance or repair, involving electrical and plumbing, A/C and heating systems, appliances, water irrigation systems, stairs, gates, fences, patios, railings, tile, carpet, and flooring, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, shutters, doors, cabinets, windows, sliding glass doors, door locks, boiler, gas, and electric.
Qualifications:
- NAA CAMT Certification: NAA CAMT certification is required for this role.
- Leadership and Motivation: Demonstrated experience in leading and motivating teams, with a high level of proficiency in written, verbal, and arithmetic skills.
- Financial Management: Experience adhering to budgets and managing costs, with a strong understanding of financial management principles.
- Project Management: Ability to manage multiple projects simultaneously, with a high level of proficiency in project management software and tools.
- Vendor Management: Ability to work with third-party vendors, with a strong understanding of vendor management principles.
- EPA Universal Certification: EPA Universal certification is required for this role.
- CPO Certification: CPO certification is preferred, but not required.
- Future Designations: Willingness to earn future designations, such as NAA CAMT or CPO.
- Experience: Minimum of 5 years of experience in property management, with a strong understanding of residential maintenance and repair.
