Position Purpose:

This safety-sensitive role is essential for the operational and financial performance of the residential community, aiming to exceed resident service expectations. The role involves managing and nurturing the residential team to foster both personal and professional development while ensuring high levels of employee satisfaction.

Key Responsibilities:

  • Financial Management: Oversee leasing processes to achieve or surpass budgetary goals by maintaining occupancy and rental rates, managing expenses through effective inventory control, timely payroll reporting, and ensuring prompt revenue collection.
  • Staff Management and Development: Conduct interviews and screenings for potential on-site personnel. Provide training and motivation to staff by communicating company values and policies. Facilitate orientation for new employees and promote ongoing education. Responsible for staff retention and fostering positive employee relations.
  • Property Maintenance: Ensure the property is kept in pristine condition, adhering to preventative maintenance schedules. Conduct daily inspections to maintain curb appeal and ensure compliance with cleanliness and security protocols.
  • Customer Service Excellence: Uphold company standards for resident satisfaction, ensuring availability for emergencies at all times. Accurately prepare and process leasing documentation, maintenance requests, and rent collection.

Essential Mental Alertness Requirements:

  • Maintain a constant state of alertness and safety.
  • Ability to perform tasks requiring high cognitive function and judgment.

Position Requirements:

Education: High school diploma or GED required; a Bachelor's degree in Marketing or Business is preferred.

Experience: One to three years of experience in residential management or a related field, or a combination of education and experience.

Physical Requirements: Ability to lift, push, and pull up to 40 pounds.

Driving Requirements:

  • Valid driver's license and acceptable motor vehicle record.
  • Reliable transportation.
  • Ability to be insurable at standard rates.
  • Proof of personal auto liability insurance when using vehicles for company business.

All candidates must successfully complete a background investigation and drug screening to be considered for employment.
