Position Summary

VERTEX is in search of a skilled Construction Site Manager to facilitate the execution of essential projects. This role is pivotal for individuals who excel in dynamic settings, managing construction initiatives and supervising daily progress on behalf of the Owner.

Key Responsibilities
  • Collaborate closely with the designated Project Manager (PM) to comprehend the obligations of the Owner's Project Manager (OPM) contract, ensuring exemplary project representation.
  • Gain a thorough understanding of the contract requirements, plans, and specifications (Contract Documents) to guarantee adherence to all stipulated guidelines.
  • Stay informed about the status of submittals, shop drawings, etc., ensuring prompt access to all sanctioned documents.
  • Maintain effective communication with the Architect and owner facilities personnel, coordinating interactions with Contractors and other consultants.
  • Assist the Architect and PM in the approval of monthly progress requisitions and proposed change orders, while tracking all time and material slips for accurate approvals.
  • Oversee all onsite activities, including deliveries, workforce levels, work tasks, site visits, and directives, while diligently completing the Daily Report to reflect the status of these events.
  • Supervise the operations of the General Contractor / Construction Manager (CM) to ensure compliance with Contract Documents and proper supervision by the GC/CM, including the implementation of a comprehensive safety plan.
  • Address any issues within the control of the Owner or Architect to prevent delays in the progress of work by the GC/CM.
  • Conduct initial inspections for all Quality Assurance requirements, including the evaluation of materials and workmanship.
  • Utilize QA/QC processes to document and manage outstanding issues, minimizing open items and ensuring compliance.
  • Engage with architects and sub-consultants to resolve any non-conforming work and document the architects' directives.
  • Analyze and review the Contractor's Critical Path Method (CPM) schedule and updates, tracking job site progress and advising the PM of potential deviations, while collaborating creatively with the Contractor to implement necessary recovery schedules.
  • Act as a liaison with Building Inspection officials, Fire Department, and other Authorities Having Jurisdiction during periodic inspections.
  • Manage relationships with neighboring properties and work collaboratively to address any construction-related concerns.
  • Oversee the work of the commissioning agent and other independent agents to ensure the completion of their respective scopes. Coordinate the installation of furniture and technology vendors.
  • Ensure all closeout requirements are fulfilled by the Contractor, including scheduling training for owner staff, cataloging and transferring Operations & Maintenance (O&M) manuals, accurately updating as-built documents, and monitoring the completion of all punch list activities.
Qualifications

Education

B.S. degree in Construction Management, Architecture, Engineering, or a related field is preferred, although equivalent relevant experience may be considered.

Experience

5+ years of experience in construction supervision or project management with specific onsite involvement.

Knowledge & Skills

  • Comprehensive understanding of construction management processes, methodologies, and techniques.
  • Familiarity with building materials, construction details, and applicable regulations and quality standards.
  • Thorough understanding of all aspects of the construction process.
  • Proficiency in construction management software such as Procore or similar is preferred.
  • Competence in conflict resolution and crisis management.
  • Exceptional time management and project coordination skills.
  • Experience with podium construction and multi-level wood frame projects.
  • Experience in a healthcare construction environment is strongly preferred, but not mandatory.
