Multifamily Property Management Overview

The Facilities Supervisor will guide and develop the Maintenance Team, overseeing the upkeep and enhancement requirements of a designated FPI managed property, ensuring alignment with client expectations and operational budgetary constraints.

Compensation: $30 - $31 / Hour

Key Responsibilities:

  • Manage a team of maintenance staff, including Technicians, Groundskeepers, and Housekeepers, ensuring optimal performance and accountability.
  • Implement a daily and preventative maintenance strategy to maintain the property in safe and efficient condition.
  • Conduct morning inspections of the property and communal areas to identify maintenance issues.
  • Ensure timely resolution of maintenance requests, ideally within 24 hours.
  • Oversee air-conditioning filter changes biannually and during tenant transitions.
  • Perform semi-annual inspections of all units.
  • Adhere to a structured preventative maintenance timetable.
  • Provide on-call maintenance support during evenings, weekends, and holidays.
  • Respond to after-hours lockout service requests.
  • Conduct maintenance evaluations and repairs on vacant units to ensure readiness for new occupants.
  • Maintain and repair all equipment owned by the housing community.
  • Organize maintenance shops and storage areas in compliance with safety standards.
  • Secure all parts, inventory, and equipment appropriately.
  • Maintain an inventory of necessary repair parts within budgetary limits.
  • Wear provided uniforms during work hours.
  • Provide essential small hand tools for routine maintenance tasks.
  • Ensure maintenance staff complete tasks promptly to control labor costs.
  • Prepare properties for various regulatory inspections, including:
    • NSPIRE (formerly REAC) Standards for Physical Inspection of Real Estate
    • MOR (Management and Occupancy Review) compliance
    • TCAC (Tax Credit Allocation Committee) adherence
    • CALFHA (California Housing Finance Agency) inspection readiness
    • Collaboration with city officials, financial institutions, and non-profit partners to achieve project objectives.
  • Comply with all FPI policies and procedures.
  • Perform additional tasks as directed by the Community Director.

Qualifications:

  • At least 2 years of experience in a similar supervisory role, preferably in Residential Property Management. Experience in hotel or facilities maintenance is also acceptable.
  • High School diploma or equivalent required; industry certifications (CAMT, NAHMS, NAHMT) preferred.
  • Valid Driver's License may be required, along with a clean driving record and current vehicle insurance.
  • Ability to wear a respirator and meet medical fitness requirements.
  • Proficiency in English, both written and verbal.
  • May need to provide and maintain personal tools.
  • Strong computer skills (MS Office, Google Apps, property management software).
