Maintenance Supervisor

We're seeking a skilled Maintenance Supervisor to oversee the day-to-day maintenance operations and physical upkeep of our properties, ensuring compliance with Avenue5 policies and standards, as well as local, state, and federal regulations.
Key Responsibilities:- Lead the maintenance team to ensure daily tasks, such as service requests and unit make-ready standards, are met.
- Review and track progress of service requests, identifying chronic maintenance issues.
- Respond to maintenance-related issues in a timely manner, maintaining a professional demeanor.
- Perform various maintenance functions, including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance, and more.
- Oversee and assist with management of property emergencies, such as snow and inclement weather, fires, and floods.
- Promptly communicate with the maintenance team and property manager concerning all maintenance issues.
- Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
- Help monitor response times for emergency on-call/after-hours maintenance assignments and address issues as needed.
- Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, interacting courteously and professionally with residents and potential residents.
- Foster a positive, active, and collaborative relationship with residents, other properties, and associated agencies.
- Conduct pre-move in and post-move out apartment inspections, ensuring timely completion of quality unit turns.
- Act as a mentor to the maintenance team.
- Maintain a professional demeanor and appearance at all times, promoting the same to the entire team.
- Responsible for the administration of the company risk management program.
- Complete special projects as assigned by the maintenance supervisor and/or property manager.
- Ensure maintenance costs remain within the allotted property budget and provide input on expenses for future budgets.
- High school diploma or equivalent required.
- At least three years of experience in the property management industry or directly related field.
- Possess general maintenance and carpentry skills.
- Ability to read, write, and understand English.
- Ability to use general office equipment, such as a telephone, fax machine, printer, copier, and key track system.
- Excellent customer service and interpersonal skills with the ability to relate to others.
- Strong organizational and time-management skills.
- Ability to multi-task.
- Ability to perform basic mathematical functions.
- Ability to cope with and defuse situations involving angry or difficult people.
- Ability to maintain confidentiality.
- Must maintain a valid driver's license, clean driving record, and current auto insurance.
- Must comply with all safety requirements.
- Required to complete and successfully pass the Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment.
