About the Maintenance Supervisor Role at Avenue5

We're seeking a skilled Maintenance Supervisor to oversee the day-to-day maintenance operations and physical upkeep of our properties, ensuring compliance with Avenue5 policies and standards, as well as local, state, and federal regulations.

Key Responsibilities:
  • Lead the maintenance team to ensure daily tasks, such as service requests and unit make-ready standards, are met.
  • Review and track progress of service requests, identifying chronic maintenance issues.
  • Respond to maintenance-related issues in a timely manner, maintaining a professional demeanor.
  • Perform various maintenance functions, including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance, and more.
  • Oversee and assist with management of property emergencies, such as snow and inclement weather, fires, and floods.
  • Promptly communicate with the maintenance team and property manager concerning all maintenance issues.
  • Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
  • Help monitor response times for emergency on-call/after-hours maintenance assignments and address issues as needed.
  • Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, interacting courteously and professionally with residents and potential residents.
  • Foster a positive, active, and collaborative relationship with residents, other properties, and associated agencies.
  • Conduct pre-move in and post-move out apartment inspections, ensuring timely completion of quality unit turns.
  • Act as a mentor to the maintenance team.
  • Maintain a professional demeanor and appearance at all times, promoting the same to the entire team.
  • Responsible for the administration of the company risk management program.
  • Complete special projects as assigned by the maintenance supervisor and/or property manager.
  • Ensure maintenance costs remain within the allotted property budget and provide input on expenses for future budgets.
Requirements:
  • High school diploma or equivalent required.
  • At least three years of experience in the property management industry or directly related field.
  • Possess general maintenance and carpentry skills.
  • Ability to read, write, and understand English.
  • Ability to use general office equipment, such as a telephone, fax machine, printer, copier, and key track system.
  • Excellent customer service and interpersonal skills with the ability to relate to others.
  • Strong organizational and time-management skills.
  • Ability to multi-task.
  • Ability to perform basic mathematical functions.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Ability to maintain confidentiality.
  • Must maintain a valid driver's license, clean driving record, and current auto insurance.
  • Must comply with all safety requirements.
  • Required to complete and successfully pass the Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment.
