Key Responsibilities:- Participate in the recruitment and hiring of maintenance staff, ensuring new employees receive orientation and training.
- Ensure staff conducts daily property walks to pick up litter, correct minor problems, and note areas in need of repair.
- Perform scheduled preventive maintenance and document work completed.
- Prioritize service calls according to urgency and assign staff or contractors to each job.
- Maintain HVAC systems, ensuring comfortable temperatures throughout the community, and replace entire systems as assigned.
- Ensure effective lighting systems and plumbing systems are in compliance with code and working properly at all times.
- Maintain grounds and outdoor amenities, including swimming pools and playgrounds, and coordinate lawn service and other outdoor services as required.
- Test fire protection systems as required by code and schedule regular inspections.
- Test security systems on a regular basis and perform other testing as required by law.
- Provide for proper removal and disposal of trash and manage the relationship with the waste disposal company.
- Arrange for servicing of appliances and equipment for laundry rooms, kitchens, and elevators.
- Assist with move-ins and move-outs, inspecting vacated units for damages and charge-backs to residents, and restoring units to move-in condition.
- Purchase and order maintenance supplies, equipment, and contract services within budget.
- Manage work schedules and daily staff assignments to meet the needs of the community and within budget guidelines.
- Supervise assigned employees and provide ongoing performance coaching, conducting formal performance reviews according to company policy and procedure.
- Review time and attendance records promptly on payroll day, ensuring PTO, hours worked, and holiday pay are correct, and review/approve time off requests.
- Monitor attendance and punctuality and address problems promptly, controlling overtime and staffing agency expenses.
- Ensure property compliance with local, state, and federal regulations, preparing for inspections from entities that oversee the community.
- Maintain expertise in safety protocols, emergency response, and equipment such as fire suppression systems and annunciator panels.
- Participate in required safety training and fire drills, rotating maintenance on-call duty and ensuring ongoing after-hours coverage.
- Minimum of five (5) years of residential maintenance experience, including general plumbing, electrical, carpentry, and apartment make-ready.
- Minimum of one (1) year of experience as a supervisor, assistant manager, or manager preferred.
- Make-ready experience, own or provide basic hand tools, experience maintaining swimming pools, HVAC experience/training, and a valid driver's license.
- Excellent time management skills and the ability to work independently, formal training and expertise in troubleshooting and repairing HVAC, and certification in one or more of the following: CPO, electrical, and/or EPA.
Bilingual English-Spanish preferred but not required.
