The RCHDC is seeking an experienced Off Site Property Manager to oversee the daily operations of our apartment complex in Crescent City, CA.

As a key member of our team, you will be responsible for managing the property's day-to-day activities, ensuring compliance with government regulations, and enforcing occupancy rules. You will also coordinate tenant services, such as life skills training, medical support, employment assistance, and academic programs to promote healthy communities and improve the overall quality of life.

Main Responsibilities:

  • Review tenant applications for eligibility, maintain waiting lists, and show available units
  • FOLLOW RCHDC's procedure for processing eligible applicants within program guidelines
  • Maintain complete and orderly new move-in files
  • Attend training sessions as needed and recommended by RCHDC
  • Conduct regular site walks to ensure management presence and monitor property appearance
  • Distribute rent bills, collect rent, and process security deposits
  • Complete lease forms, outline occupancy terms, and prepare relevant paperwork
  • Instruct tenants on emergency procedures, appliance use, and property rules
  • Perform annual re-certification of tenants, submit reports, and cooperate with compliance staff
  • Investigate tenant complaints, resolve issues, and prepare incident reports
  • Show vacant units and implement marketing strategies to reduce vacancy loss
  • Conduct annual unit inspections, assess damage, and arrange repairs
  • Provide local information on nearby schools, shopping malls, recreational facilities, and public transportation
  • Oversee calendar events and users for multi-purpose rooms and computer room use
  • Coordinate community events, social programs, and perform community service duties

Qualifications:

  • Strong writing and math skills
  • Excellent organizational and analytical skills
  • Able to work independently with minimal supervision
  • Bookkeeping experience helpful but not required
  • Familiarity with landlord/tenant law helpful
  • Previous management experience preferred
  • Ability to work with low-income individuals and obtain USDA certification
  • Proficiency in Microsoft Office, Excel, Word, and graphic software

Salary and Benefits:

  • Estimated salary: $18.00 - $26.00 per hour
  • Competitive benefits package including 13 paid holidays, vacation leave, sick leave, personal leave, wellness leave, health insurance, dental and vision insurance, life insurance, accident insurance, and 401(k) retirement plan with company match
  • Monday through Friday schedule, 8:00 AM to 5:00 PM
