Key Responsibilities:
  • Welcome potential residents and assess their needs by asking relevant questions and utilizing completed guest cards.
  • Promptly document all inquiries and visits, whether by phone or in person, on the appropriate reports.
  • Organize guest cards and maintain them according to established protocols.
  • Review model and available units, reporting any service requirements to the Property Manager.
  • Conduct community and apartment/model tours, tailoring product knowledge to meet client needs and successfully closing sales.
  • Guide prospects through the application process and secure deposits in compliance with company policies and Fair Housing regulations.
  • Update availability reports and process applications for approval, including credit checks and rental history, submitting them to the Community Manager for final approval. Follow up with applicants regarding their status.
  • Ensure apartments are ready for new residents on the agreed move-in date.
  • Actively follow up with prospects who did not finalize leases, attempting to close the sale again. If unable to assist, refer them to sister communities that may better meet their needs.
  • Obtain new resident signatures on necessary paperwork prior to move-in and orient them to the community.
  • Assist in monitoring lease renewals, distributing and following up on renewal notices.
  • Evaluate advertising effectiveness and gather competitive market information.
  • Represent the company professionally at all times.
Qualifications Required:
  • Comfortable working in a dynamic, fast-paced environment.
  • Familiarity with apartment/multi-family leasing and Fair Housing regulations is essential.
  • Experience with apartment management software is advantageous.
  • A valid I.D. is required.
  • At least 6 months of experience in apartment leasing is mandatory.
  • Bilingual candidates are highly sought after.
Experience in luxury properties, lease-ups, rehabilitation projects, and tax credit properties is also beneficial.
