About the Role

We are seeking a highly skilled Maintenance Supervisor to join our team at RangeWater Real Estate. As a key member of our maintenance team, you will be responsible for overseeing and performing technical and mechanical work to ensure the inside and external buildings, grounds, amenities, and common areas of our properties meet our high standards for cleanliness, appearance, safety, and overall functionality.

Key Responsibilities
  • Manage and supervise maintenance team members, including interviewing, hiring, orienting, and training new hires.
  • Oversee all aspects of the "Make Ready" process, from beginning to end, in accordance with company policies and procedures.
  • Assist with and complete work orders generated from resident requests for service, as well as routine upkeep on the property.
  • Periodically inspect work performed by other service team members and contractors to ensure quality and compliance with policies and procedures.
  • Maintain adequate inventory of spare parts and maintenance materials and work with the Community Manager to order supplies and tools as needed.
  • Support cost-cutting and expense control programs by fixing rather than replacing parts when possible and practicing efficient use of tools and equipment.
  • Keep informed of changes in technology and industry standards.
  • Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
  • Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors.
  • Responsible for safety, cleanliness, and general appearance and appeal of property, and reporting any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents.
Requirements
  • High School Diploma or GED Equivalent.
  • Working knowledge of OSHA standards and MSDS regulations.
  • Technical degree preferred.
  • 1-3 years of supervisor experience, with proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members.
  • 1-3 years of management experience.
  • 2-3 years of apartment maintenance experience or equivalent.
  • Advanced skills in communication and delivery, with ability to connect with people at all levels.
  • Computer skills, including proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
  • Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
  • Licenses: Current Valid Driver's License.
  • Certifications: EPA certifications Type I and II or Universal for refrigerant recycling, a valid Certified Pool Operator or a Certified Spa and Pool Operator certificate, as well as all certifications required by State and Local jurisdictions.
Work Environment

The Maintenance Supervisor will work in a fast-paced environment, frequently exposed to outside elements, and must be able to perform the essential job functions unaccompanied. The schedule will include 40 hours in a regular work week, with typical site hours of operation from Monday to Friday, 9am to 6pm, Saturday, 10am to 5pm, and Sunday, 1pm to 5pm.
