Key Responsibilities:
  • Property Operations:
    • Oversee all maintenance needs, physical appearance, and service requests on the property while working within the allotted budget.
    • Ensure the service request tracking system is used and followed up with properly.
    • Supervise the maintenance team and maintain excellent resident relations through superior customer service.
  • Community Management:
    • Inspect the grounds, buildings, and other community features to identify, minimize, and correct hazardous property conditions and liability concerns.
    • Fulfill resident service requests in accordance with company policy while maintaining superior customer service.
    • Train the maintenance team on company standards for maintaining exceptional property appearance and fulfilling resident service requests.
  • Leadership and Team Management:
    • Supervise the maintenance team, including interviewing, hiring, and training maintenance team members.
    • Plan and organize tasks for all technicians and porters before the start of each shift.
    • Conduct performance evaluations that are timely and constructive.
  • Preventative Maintenance:
    • Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
    • Perform hands-on maintenance while overseeing the maintenance and repairs of electrical, plumbing, heating, ventilation, air conditioning (HVAC), carpentry, painting, drywalling, appliances, and other building systems.
  • Project Management:
    • Design, implement, and execute in-house and/or capital projects as assigned by the Property Manager or Corporate team.
    • Assist with department budget estimates and costs of specific repair projects.
Requirements:
  • Education: High school diploma or equivalent required.
  • Experience: 2+ years of experience in maintenance or a related field.
  • Skills:
    • Excellent customer service and communication skills.
    • Ability to work independently and as part of a team.
    • Strong problem-solving and analytical skills.
    • Ability to lift and work with heavy equipment as needed.
  • Certifications/Licenses: Valid driver's license and any required certifications or licenses for the position.
Compensation:

We offer a competitive salary, bonus potential, health, dental, and vision insurance, life insurance, disability insurance, 401k, paid time off, paid holidays, flexible spending account, HSA, and other benefits.

Hourly Wage: $30-$35 DOE, plus bonuses (paid quarterly). Rental housing discount of 20% available if living on site.
