Job Summary

We are seeking an experienced Operations Manager to oversee the smooth and efficient operation of our Business Park. The successful candidate will be responsible for managing various operational aspects, including facility repairs and maintenance, property management, construction, and sales and leasing activities.

Key Responsibilities
  • Scheduling: Manage technician maintenance schedules, coordinate with tenants to minimize disruption to their daily operations during maintenance activities, and follow up with tenants to ensure satisfaction with completed work.
  • Work Order Management: Receive and prioritize maintenance requests, generate, assign, and track work orders to maintenance staff or external service providers, and ensure timely completion.
  • Vendor Management: Establish and maintain relationships with external contractors and service providers, obtain quotes, negotiate contracts, and ensure the quality of work performed by external vendors.
  • Sales and Leasing: Collaborate with the Senior Director to prepare proposals for prospective tenants, work with the Project Manager to prepare cost estimates for tenant improvement projects, and manage project budgets and invoice customers for completed projects.
  • Purchasing: Manage purchasing activities for the Business Park with oversight from the Director of Facilities, monitor purchase requests against the budget, and ensure compliance with company policies.
Requirements
  • Education: Associate or Bachelor's degree in a relevant discipline.
  • Experience: 3+ years in a related discipline.
  • Skills: Strong technology skills, proficient in MS Office programs and enterprise systems, outstanding customer service and time management skills, excellent written and verbal communication skills, motivated self-starter with the ability to work well in a team setting, ability to handle multiple tasks in a fast-paced environment, ability to quickly adapt and change priorities while professionally managing interruptions, and strong attention to detail.
