Project Overview: We are thrilled to introduce a new venture involving a 230-unit multi-family apartment complex in Kenosha, WI. While site development is not a prerequisite, we seek a Senior Construction Supervisor with outstanding communication abilities and client relationship management skills. This role will oversee additional supervisors as the project advances.

Key Responsibilities:

  • Oversee all field operations for the project, including subcontractor coordination, material deliveries, and labor management, ensuring adherence to project timelines.
  • Ensure the completion of the project punch list (100%) within 15 days of receiving the occupancy permit.
  • Manage the punch list throughout all construction phases to guarantee a high-quality finish.
  • Ensure all trades deliver a quality final product.
  • Maintain project timelines and ensure completion as scheduled.
  • Conduct daily schedule monitoring and communicate with the office, providing detailed field reports and photographic documentation.
  • Document lessons learned throughout the project and share insights with team leaders.
  • Maintain a three-week look-ahead schedule, highlighting all project milestones.
  • Formulate and submit formal Requests for Information (RFIs) to the appropriate consulting firm for responses.
  • Communicate necessary changes to design details or specifications to the design manager for incorporation into construction documents.
  • Make field decisions as needed and report to the Project Manager, obtaining prior approval for any cost changes.
  • Collaborate with the Project Manager during the budget establishment process.
  • Notify the Project Manager and/or Director of Field Operations of any issues impacting critical project dates and develop recovery schedules as necessary.
  • Review shop drawings meticulously, requiring attention to detail and persistence, with input from the Project Manager regarding methods and work coordination.
  • Keep general condition line items within budget.
  • Monitor general conditions monthly with the Project Manager's review.
  • Lead on-site staff effectively.

Safety Responsibilities:

  • Identify and report unsafe working conditions or practices to subcontractors, the Project Manager, and the Safety Manager.
  • Document safety violations as per HDBM Safety Manual and implement corrective measures.
  • Collect subcontractor Safety Manuals before the commencement of their work.
  • Initiate and document pre-construction safety discussions with each subcontractor prior to their start.
  • Request and monitor adequate Safety Data Sheets (SDS) for all required subcontractor materials not covered in the HDBM SDS Book.
  • Seek additional support from the Horizon Safety Manager or other staff to manage project safety according to the HDBM Safety Manual.
  • Complete daily safety checklists and submit them to the office as directed.

Qualifications:

  • A minimum of ten years of experience in construction, particularly in large-scale multi-family residential and/or commercial projects, is essential.
  • Must possess or obtain OSHA30 and First Aid/CPR certification upon employment.
  • Comprehensive knowledge of all construction facets, including earthwork, drainage, framing, finishes, and mechanical systems, is required.
  • A high level of field expertise in construction is necessary.
  • Ability to supervise, mentor, and motivate staff, along with a willingness to perform any required tasks while maintaining strong safety practices.
  • Effective communication skills, both verbal and written, are crucial for interaction with construction department members, third-party contractors, and management.
  • Strong organizational skills and the ability to manage multiple projects while meeting critical deadlines are vital.
  • Proficient problem-solving abilities are essential.

  • Willingness to work long hours, with flexibility for extended shifts when required.
  • Ability to navigate stairs while carrying weights up to 60 pounds.
  • Capability to see long distances and read plans, phone, and computer screens.
  • Comfortable climbing ladders ranging from 6 to 24 feet.
  • Experience operating machinery such as skid-steers and forklifts.
  • Ability to communicate effectively with subcontractors, clients, and team members.
  • Physical capability to move about and reach for items as needed.
  • Ability to lift and/or move up to 75 pounds.
  • Capacity to handle high levels of stress.
