Job SummaryWe're looking for a detail-oriented and customer-focused Maintenance Technician to perform general grounds and lawn maintenance, as well as basic repairs to homes owned by the community. As a key member of our maintenance team, you'll be responsible for ensuring the community's grounds and homes are in proper condition, executing assigned work orders, and promoting goodwill through excellent customer service.
Key Responsibilities- Perform routine maintenance tasks to ensure community grounds and homes are well-maintained.
- Execute assigned work orders and report status to the Community Manager in a timely and efficient manner.
- Provide exceptional customer service to residents, prospective residents, and visitors, responding to their needs and concerns in a courteous and professional manner.
- Identify and address deficiencies in community grounds and homes, working with the Community Manager to implement solutions.
- Ensure community grounds are properly manicured, including tasks such as mowing, trimming, and pruning.
- Remove and dispose of garbage and debris from community grounds, including common areas and resident sites.
- Perform snow removal and other seasonal maintenance tasks as needed.
- Advise the Community Manager of residents who fail to properly dispose of excess garbage or have large/bulk items that require special pickup arrangements.
- Conduct regular inventories of maintenance and grounds equipment and supplies, advising the Community Manager of needs and recommendations.
- Maintain order and appearance of garage and storage areas.
- Maintain all maintenance and grounds equipment in good working condition.
- Comply with national, state, and local health and safety laws to reduce accident occurrences and protect residents, employees, and vendors.
- Perform seasonal pre-maintenance services on a timely basis.
- Remain available for on-call duties as needed.
- Participate in the refurbishing of Community-Owned homes.
- Perform repairs and maintain community water and sewer lines.
- Perform other duties as assigned by the Community Manager.
- Minimum of 2 years of maintenance experience, preferred.
- High School Diploma or GED, preferred.
- Excellent customer service skills.
- Valid operator's license, with a good driving record and insurability under the Company's policy.
- Working knowledge of plumbing, electrical, appliance repairs, HVAC, and carpentry.
- Ability to bend, stretch, twist, walk continuously, and access restricted spaces.
- Ability to operate maintenance equipment and other equipment.
- Ability to lift or move up to 75 pounds.
- Ability to efficiently perform job responsibilities with minimal supervision.
- Ability to tolerate exposure to various chemical compounds.
